Kitchen Remodeling in Castaic

Castaic is County ground with a rulebook of its own, the Castaic Area Community Standards District. Its houses have a story too. Census counts for the Castaic CDP put more homes in the 1980s than in any other decade, and a kitchen from those years was wired, plumbed and framed for a lighter load than the one you want to put on it. We walk the room, pull the permit history the County holds, and put a written scope and a fixed price in your hands first.

Subway tile backsplash carried full height up a range hood wall, with the hood set and the outlet boxes still open before trim
Tile runs full height behind the range and drops to standard height along the rest of the run, so the hood wall carries the room.
Subway tile going in around a double window over the sink, with a tile cutter on the covered counter
Tile around a window is laid out from its center line, so the cut pieces on either side come out the same width.
Galley kitchen part way through install, with new white cabinets and stone countertops set, a sink plumbed in, and the floor still covered
Floor protection stays down until the last trade is out of the room. It is the cheapest insurance on the job.
Close view of a black veined white quartz countertop with an undermount stainless steel sink and a brushed nickel faucet
An undermount sink is set to the stone, so the cutout and the reveal are decided at templating and not on install day.
Gray counter and matching splash turning a corner between a stainless sink and a gas range, over cream cabinets with a brass pull
A splash in the same material as the counter has no grout lines, which leaves far fewer places behind the sink and range for grease to settle.

What a 1980s kitchen hands you

Census counts for the Castaic CDP show the 1980s as the largest build decade, with the 2000s close behind. A kitchen from the older group has seen close to forty years of cooking. Kitchens of that era, anywhere in California, tended to have fewer counter circuits than current code expects, less outlet protection near the sink, a fluorescent light box in the ceiling, and tile counters set on a mortar bed that breaks out in heavy chunks.

None of that is bad news. It is simply the scope, and it belongs in the quote on the first day, not in a change order after the cabinets are gone. One caution about the Census figures: the Castaic CDP boundary does not take in the whole north end, and homes near Ridge Route Road can fall outside it. For those houses, and honestly for every house, we date the kitchen from what the walk shows and what the County file says.

County permits, and a district most of the valley lacks

Castaic is unincorporated Los Angeles County, so a permitted kitchen goes through County Public Works. Its Building and Safety counter for the Santa Clarita Valley sits on Valencia Blvd, a short drive from our own Valencia office, and we confirm the right counter from your address before filing. We prepare the submittal, answer plan check, and book the rough inspections, so plumbing, gas and electrical are signed off before drywall covers any of it.

Castaic also sits under a zoning overlay, the Castaic Area Community Standards District in Title 22, Chapter 22.312. It exists to protect the rural character of the area, and one of its tests for additions looks at how much floor area a project adds. A kitchen that stays inside its walls adds none. A kitchen that pushes into the side yard is a different project, planned from the first sketch as an addition to a Castaic house. Gas at the range, and homes that are not site built

Census counts show utility gas heating most occupied homes in the Castaic CDP, so most houses already have a gas service. That does not put a gas stub behind your range. If the kitchen was built electric, a new branch runs from the existing piping to the range location, gets pressure tested, and is inspected before the wall closes. Going the other way, to induction, means a dedicated circuit for the cooktop and a gas outlet capped properly at the pipe. Source: US Census Bureau, ACS 2020 to 2024 5-year, table B25040 house heating fuel, Castaic CDP

The same Census counts include mobile homes, a small share of Castaic housing but a real one. A kitchen in a manufactured home is its own kind of job. The floor system and wall framing are built differently, so what the floor can carry is checked before anything heavy is chosen, and the permit requirements for that home are confirmed before a scope is written.

FAQ

Common questions

The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.

Which office issues a kitchen permit for a Castaic house?

Los Angeles County Public Works, not a city. Its valley office for Building and Safety is at 23757 Valencia Blvd in Valencia, and County district offices cover the unincorporated areas around them. We confirm the counter from your address, then file through EPIC-LA, the County's online permit system.

Do new cabinets and counters in Castaic need a County building permit?

Not by themselves. The County building code lists cabinets, countertops, tiling and similar finish work among the items exempt from a building permit where disabled access rules do not apply. The same section says separate plumbing, electrical and mechanical permits are still required unless those are exempted on their own. So a straight cabinet and counter swap can skip the building permit, while a relocated sink, a new circuit or a new duct can bring in a trade permit.

Does the Castaic Community Standards District reach inside my kitchen?

Not for a remodel that stays inside the house. The district, Chapter 22.312 of the County zoning code, was set up to protect the rural character and natural resources of the Castaic area, and most of what it controls sits outdoors: ridgelines, grading on steep slopes, oak trees, road fences and outdoor lighting. Its applicability section treats an addition that grows a home's floor area by more than 25 percent differently from a smaller one. A new kitchen in the old footprint adds no floor area at all, so that line does not come up. If your plan bumps the kitchen out, we read that section with County planning before the design is final, because it carries more than one condition. How many Castaic homes were built in the 1980s?

More than in any other decade. Census counts for the Castaic CDP show 2,276 of 5,865 housing units built from 1980 through 1989, about 39 percent, with the 2000s next at about 35 percent. These are survey estimates with margins of error, and the CDP boundary does not cover every Castaic street. We live near Ridge Route Road. Do those decade numbers describe our house?

Probably not. That part of the north end can sit outside the Castaic CDP boundary, so we date your kitchen from the house itself and its County permit record.

What turns up when the cabinets come off the wall in a kitchen from the 1980s?

Mostly things that were normal then and fall short now. Kitchens of that decade, in any California tract, were wired for fewer appliances, so one circuit can feed several counter outlets. Code has widened outlet protection near water more than once since. The wall behind the upper cabinets may show patches from a dishwasher, a microwave or a disposal added years after the house was built. Shutoff valves under the sink are often original and stiff, and some will not close fully. The sink base may hide a slow drip that has softened the cabinet floor. None of it is cause for alarm. It is cause to put it at the top of the quote, priced, before you ever choose a countertop.

Is there a gas line for a gas range in my Castaic kitchen?

There is very likely gas at the house, since Census counts show utility gas heating most occupied Castaic CDP homes. A stub at the range location is a separate question. If the kitchen was built electric, a new branch comes off the existing piping, gets pressure tested and inspected, and only then does the wall close.

Can we switch from a gas range to induction?

Yes. The cooktop needs a dedicated circuit sized for it, and a panel from the 1980s may not have the room, so we check capacity on the walk. The old gas outlet gets capped and tested at the pipe. In a house that heats with gas, the service at the meter stays as it is.

Want this one answered for your own project?

Can you remodel a kitchen in a manufactured home in Castaic?

We can look at it, and the first step is a look underneath, not demolition. Census counts for the Castaic CDP include mobile homes, and the permit requirements for a manufactured home get confirmed before we scope anything. The construction differs from a site built house. Floor framing is often lighter, interior walls can be thinner than a stick framed house, and supply and drain lines may run under the floor inside the bottom wrap. A heavy stone counter or a tall pantry cabinet needs a look at what the floor below can carry. If a lighter plan serves that house better, you will hear that plainly.

Does a home in the Northlake area follow the Castaic CSD?

Lots inside the Northlake and Newhall Ranch specific plan areas are exempt from the Castaic CSD while those plans remain in effect, and the specific plan standards apply there. For a kitchen inside the walls, neither set of rules does much. The difference shows up once work reaches the outside of the house.

Is my Castaic kitchen in a fire hazard zone, and does that change the remodel?

That depends on the parcel, so we look yours up. The County fire code lists Castaic among the unincorporated areas lying wholly or partly in a fire hazard severity zone, and parts of Castaic map as Very High fire hazard. The rule matters more than it used to. For County permit applications from January 1, 2026 onward, the wildfire construction chapter reaches alterations and repairs to existing homes in those zones, not only new houses. Work that stays inside the kitchen walls touches little of it. A new window, an exterior door or a new vent through the outside wall is where it counts, so those pieces are designed to the rule from the first drawing. What do we do about the fluorescent light box in the ceiling?

Remove it and close the recess, or reframe the opening for new fixtures. Lighting on a permitted remodel has to meet California's energy rules, so fixtures and controls are chosen with that in mind and priced up front.

Will a panel from the 1980s carry a new kitchen?

Often only just. A current kitchen wants separate counter circuits plus dedicated runs for the dishwasher, disposal, microwave and cooktop, and panels from that decade were sized for a lighter load. The fix can be a few breakers in open slots, a subpanel, or a new panel. A straight panel replacement is one of the simple residential jobs the County handles through a self issued, online Express Permit. You get the answer on the walk, before any cabinet is ordered.

Most Castaic homes are detached houses. What does that do for a kitchen project?

It makes the logistics easier. Census counts for the Castaic CDP show most housing units as detached single family houses, so there is usually a driveway for deliveries, a garage for staging cabinets, and an exterior wall a hood duct can reach without crossing a shared wall. Lots differ, though. The County code describes Hasley Canyon as large lots with equestrian trails and rolling hills, and a long private drive or a steep approach changes where the dumpster sits and how a crew carries a slab of stone. Will a new kitchen raise the Assessor's value on our Castaic home?

Not when it is a like for like swap. The County Assessor lists replacing cabinets, counters, flooring, fixtures or built in appliances with items of similar quality as not assessable. Changing the layout, upgrading plumbing or electrical capacity, or stepping up the finishes can be. We tell you which side of that line the scope sits on, and the Assessor makes the call.

Do you look up the County permit history before designing?

Always. Castaic is County territory, so any permit record for the house sits with the County. An earlier owner may have moved a wall, added a window or closed in a patio beside the kitchen. Whether that work was permitted changes what we can safely build against it.

We plan to stay for decades. Which kitchen upgrades are worth doing now?

The ones that end up inside the walls. Census counts show most occupied Castaic homes are owner occupied, and an owner who stays gets the full value of work nobody sees. Replace the original shutoff valves and supply lines. Add the circuits the room will want later, even before the appliances are chosen. Put solid blocking in the wall wherever a heavy cabinet or open shelf might hang. Run the hood duct outside at the full size the hood calls for, with no shortcuts through a smaller fitting. Each of those costs little with the studs open and a great deal once the backsplash is set.

Will today's refrigerator fit the opening in an older Castaic kitchen?

Not always. Many current refrigerators are deeper and taller than the space a kitchen from decades ago was framed around. We measure the opening against the model you want before any cabinet is ordered.

How far is Castaic from your office?

A short drive up the I-5 from our office on Magic Mountain Parkway in Valencia. The County's valley permit office is in Valencia too, so plan check stays local.

Could there be asbestos in a kitchen that old?

It is possible. Some building materials still contained asbestos into the 1980s, among them certain sheet floors, adhesives, joint compound and textured ceilings. Suspect material gets sampled and sent to a lab before demolition. If a sample comes back positive, removal follows the asbestos rules before our crew begins, and the scope names who does that work.

Can a range hood vent through the wall of a Castaic house?

In a detached house, usually yes, and ducting it outside is the right call. A recirculating hood only filters. A ducted hood carries heat and grease outdoors through a wall cap or a roof jack, sized to the hood's instructions. We find the shortest straight run during the walk, and if the roof is the only route, the roof work goes into the scope.

How do I get a fixed kitchen price for a Castaic address?

Call and book a walk. We look at the panel, the gas stub or the lack of one, the supply valves, any wall you want gone, and the appliance openings. We confirm the parcel is County jurisdiction, check whether it falls in a specific plan area, and pull the permit history. Then you get a written scope and a fixed price, and nothing starts until you have read it and said yes.
