Santa Clarita Valley

Kitchen Remodeling in Valencia, CA

Valencia was master planned from the ground up, laid out as villages joined by paseos instead of streets that grew outward on their own. A kitchen remodel runs into that in three specific ways. Plans repeat within a village, so we usually know the layout before we arrive. Architectural review is a routine step. And getting cabinetry to a house that faces a walkway takes planning. We settle all three before the quote.

Subway tile backsplash carried full height up a range hood wall, with the hood set and the outlet boxes still open before trim
Tile runs full height behind the range and drops to standard height along the rest of the run, so the hood wall carries the room.
Galley kitchen part way through install, with new white cabinets and stone countertops set, a sink plumbed in, and the floor still covered
Floor protection stays down until the last trade is out of the room. It is the cheapest insurance on the job.
Close view of a black veined white quartz countertop with an undermount stainless steel sink and a brushed nickel faucet
An undermount sink is set to the stone, so the cutout and the reveal are decided at templating and not on install day.
White shaker kitchen seen through a wide opening from the next room, with an island under two lantern pendants and delivery boxes still on its counter
Pendants hang from boxes set in the ceiling at rough-in, so the island has to be placed before the ceiling is closed, not after.
White shaker kitchen with a plaster range hood, a wall mounted pot filler above the range, subway tile, and a lantern pendant over the counter
A pot filler is a second water line run into the wall behind the range, so it has to be decided before any tile goes on.

Village plans repeat, which works in your favor

Valencia was built village by village, not lot by lot, so houses within a village share a handful of floor plans, a build era, and the same framing decisions. Once we have worked on a plan, the bearing lines, the original kitchen wiring and whatever the builder put above the cabinets are largely known quantities.

That shows up in the quote. Fewer unknowns get priced as contingency, and the scope reflects your actual house, not a cautious guess. When we say a wall can open up, we have seen the plan before. Valencia is not uniform, though. The villages were built decades apart and differ sharply from one to the next.

Paseos, garages and how material reaches the kitchen

The paseo network is one of the defining features of Valencia, and on a construction project it changes the logistics. Some houses present their front door to a landscaped walkway, not to a driveway, so cabinetry, appliances and debris travel a route that is not a straight line from a truck. Guest parking and greenbelt access rules vary between villages.

None of that stops the work. It does change crew size, dumpster placement and how many days the driveway is occupied. We walk the delivery route during the estimate, because a crew standing around waiting on a doorway that will not pass a refrigerator is time you are paying for.

Architectural review is part of the timeline

Valencia villages commonly review changes that are visible from outside. A kitchen that stays behind the existing walls typically does not engage that process. One that adds a window, moves an exterior door, or vents a new range hood through a wall or roof usually does.

The mistake is treating the review as something to handle later. Run in parallel with the building permit, it is rarely what holds a project up. Discovered after the cabinets are ordered and the hood is sitting in the garage, it is. We identify every exterior facing item while scoping and start the paperwork at the beginning.

Where your property ends and the village begins

Valencia is unusual among valley neighborhoods in how much of the ground around a house is common area instead of private lot. Paseos, greenbelts and the planting between homes generally belong to the village. On a kitchen project that boundary decides where a dumpster can legally sit, where material can stage overnight, and which wall surfaces a crew is allowed to work off.

It matters for anything that leaves the house, too. A range hood terminating through a wall facing common area is more visible, and more likely to draw comment, than the same vent on a driveway elevation. We take the boundary off the plat during scoping, so the staging plan and the vent route are both settled before a truck arrives.

FAQ

Common questions

The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.

Does my Valencia village HOA have to approve a kitchen remodel?

For work that stays inside the existing walls, usually not. Review is triggered by what is visible from outside: a new or enlarged window, a relocated exterior door, or a range hood vent through a wall or roof. We identify those on the walk and submit at the same time as the building permit.

Do you know the floor plan of my house already?

Often, roughly. Valencia villages were built plan by plan, so houses within a village repeat a limited set of layouts and share the same framing decisions and original wiring approach. That lets us scope with fewer unknowns and less contingency than an older custom house would carry. We still verify on site, because previous owners make changes that never appear on any drawing.

My front door faces a paseo. How do you get cabinets in?

We plan the route before writing the estimate. Where the front of the house opens onto a walkway, not a driveway, cabinetry, appliances and debris have to travel a path that will physically accommodate them, and that drives crew size, dumpster placement and how long the driveway is tied up.

Where can the dumpster go?

Usually the driveway. Details depend on your village, because guest parking rules, greenbelt access and shared walkways differ across Valencia, and some villages limit what can sit on common area or for how long. We confirm placement and any notification the village expects while scoping.

Are Valencia kitchens easier to remodel than older valley homes?

In some ways. Newer construction makes original galvanized supply lines and cabinetry built in place far less likely. What does turn up is builder grade material installed for speed, not for future access, so cabinet boxes, countertops and flooring are often fastened in ways that make selective removal harder than it looks. Easier is not the same as trivial.

Can the kitchen wall in my two story Valencia plan come out?

Depends whether it carries the floor above. Two story village plans frequently put load on the wall between the kitchen and the family room, which means a properly sized beam, posts carried down to adequate footings, and usually an engineer's calculation with the permit. Because plans repeat within a village, we can often tell you the likely answer before anything opens up.

Is my kitchen on a slab?

Almost certainly. Most Valencia housing is slab on grade, and that is the answer that matters for an island. Drain and vent to an island sink or dishwasher means cutting the concrete, trenching, and patching before the finished floor goes down. We locate the foundation and the existing drain on the walk, because that drives the island number more than the cabinetry does.

Will my electrical panel support a new kitchen?

Depends on the village and the build era, which vary widely across Valencia. Newer villages generally have adequate service. Earlier ones were built for a smaller appliance load and may not have room for the separate small appliance, dishwasher and disposal circuits a current kitchen requires.

Want this one answered for your own project?

Can you match the original builder cabinetry?

Often not exactly, and you should hear that up front. Builder cabinetry from a given Valencia village and build year is frequently out of production, and a near match in a different finish reads as a mismatch under kitchen lighting. Where no true match exists we lay out the alternatives, including refacing the whole run.

How much notice does the architectural review need?

Enough that it starts at the beginning of the project. Review boards meet on their own schedule, set by the village and not by your project, and that schedule does not accelerate because your cabinets arrived. Submitted alongside the building permit, the review almost always clears well before the work reaches the exterior. Submitted late, it becomes the thing everyone is waiting on while a hood sits in the garage. This delay is easy to avoid and common on a Valencia kitchen.

Can I vent a range hood through the roof?

Usually. In Valencia the exterior side needs the attention. A new roof penetration is visible and generally falls under architectural review, so the termination type and placement matter to more than the mechanical inspection. We identify the route while scoping so the review and the permit cover the same design.

Do the crews park in guest spaces?

Not unless the village allows it. Guest parking rules are a frequent friction point between a construction crew and a Valencia village, and one conversation before day one avoids all of it.

What happens to the paseo landscaping during the work?

We protect it, and the crew hears that expectation before anything is delivered. Common area landscaping belongs to the village, not to the house, so damage to it becomes your problem if nobody prevents it. Protection goes down along any route crossing common area, and material stays off planted ground.

Do you handle the permit through the City?

Yes. Valencia sits inside Santa Clarita city limits, so kitchen permits go through the City of Santa Clarita building division, and we handle the submittal, the plan check responses and the inspection scheduling. That is separate from and in addition to whatever architectural review your village requires. We manage both, and you are not handed either one.

Can you work while we stay in the house?

Yes. It is the normal case. We contain the work zone, keep the refrigerator on a working circuit, and set up a temporary prep area somewhere else in the house. What makes it tolerable is sequencing: long lead cabinetry and appliances on site before demolition, so the kitchen is not open and unusable while everyone waits on a delivery.

Is a kitchen island realistic in a smaller village plan?

Sometimes the honest answer is that a peninsula does the same job better. Some Valencia plans do not have the clearances an island needs on all sides once appliance doors and walkways are accounted for, and forcing one produces a kitchen that is worse to cook in than the one you started with. We lay the actual clearances out on your plan so the decision runs on measurements, not on a photograph.

What is the inspection sequence?

Rough electrical, rough plumbing and any framing changes before anything closes up. Then insulation and drywall. Then a final once fixtures and finishes are in.

Do you do the flooring at the same time?

Usually, and together is both cheaper and better. Running new flooring under the cabinet runs instead of up to them avoids a visible transition and makes any future appliance change simpler. Doing the floor later means either living with that transition or pulling cabinets back out. Both options come with the quote.

How do you handle the dust?

Containment at the work zone, not cleanup afterward. We seal the openings between the kitchen and the rest of the house, protect the delivery route, and run negative air where the scope warrants it. In a house you are still living in, that is the difference between a manageable project and drywall dust in the bedrooms for a month.

How do I get a written quote for a kitchen in Valencia?

Call, and we will walk it with you. We look at the panel, the wall you want opened, where the drains run, the hood vent route, the delivery path from the street, and whatever your village expects for architectural review. Then you get a detailed written scope and price, free and with no obligation.

Does the village limit construction hours or delivery times?

Many set quiet hours on top of the City rules, and some also restrict when a large truck can be on a shared street. On a kitchen that matters for two days in particular, demolition and the cabinet delivery. We check the rules for your village before scheduling either one.

Can the laundry move if it backs onto the kitchen?

Frequently. Doing it during the kitchen job is what makes it affordable. Village plans often place laundry hookups against the kitchen wet wall because the drain and vent already run there. Once that wall is open for the kitchen, relocating or upgrading the hookups costs a fraction of what the same work runs as a standalone project.
