Flooring & Staircases

The finish starts beneath the surface.

Real Deal Builders installs a wide range of flooring, including hardwood, engineered wood, luxury vinyl plank, laminate, and tile. A beautiful floor is only as good as what sits underneath it, so we evaluate and prepare the subfloor first, addressing level, structure, and moisture before the first plank goes down.

From there the work is about accuracy: straight layout, clean lines, proper transitions, and finished edges that make a room feel intentional. We handle hardwood flooring installation, vinyl plank flooring installation, laminate flooring installation, and tile floor installation for kitchens, baths, and everywhere in between. Licensed installers do the work, and every floor is checked against the Real Deal standard before it is yours.

We also build and finish custom staircases designed to complement the flooring and character of your home. From refined treads and risers to substantial, architectural stringers, we coordinate the materials, finishes, and surrounding trim so the staircase reads as part of the house, not an afterthought.

Process

How this comes together

What's beneath the floor matters

The floor you see is the last thing we install. Before it goes down, we check the subfloor for flatness, stability, and moisture. Dips and high spots get corrected, loose sections get refastened, and moisture concerns get addressed while they are still reachable. Trapped moisture is a common reason a new floor fails early, and it is the one problem no material on top can solve.

We also plan the layout in advance, establishing starting lines and board or tile direction so the pattern runs cleanly, the cut pieces land where they are least noticeable, and the transitions look deliberate rather than solved at the wall.

The right floor for the right space

Every room has different demands. Luxury vinyl plank and porcelain tile offer durability and water resistance for kitchen flooring installation, bathroom flooring installation, and high traffic areas. Hardwood and engineered wood bring warmth and character to living spaces and bedrooms, while laminate flooring installation is a practical, budget conscious alternative that has come a long way.

Once the material is selected, licensed installers handle the complete installation under our contract, from tear out and haul away to subfloor preparation, the install itself, transitions, baseboards, and trim. The goal is one floor that reads as one continuous surface from room to room.

Staircases with architectural detail

A staircase sits in the middle of the house and gets touched every day, so we treat it as finish work rather than framing. We build and finish treads and risers, and we shape substantial, architectural stringers so the stair carries real visual weight instead of disappearing into the wall.

We coordinate the materials, finishes, transitions, and surrounding trim so the staircase flows into the flooring on both levels. Where the stair meets two different materials, we plan that joint before anyone cuts, because a stair nosing is the hardest edge in the house to fix after the fact.

FAQ

Common questions

The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.

Which floor holds up best with kids and pets?

Vinyl plank flooring installation and porcelain tile take the hardest wear and shrug off water. Hardwood scratches from claws and dulls from water, so we usually steer active family spaces toward vinyl plank or tile and save hardwood flooring installation for bedrooms and living rooms.

Do you install hardwood, or just engineered?

Both. Solid hardwood flooring installation is the traditional choice and can be refinished multiple times. Engineered hardwood is more stable in humid or concrete slab situations and installs faster. We recommend the right one for your specific room.

Is luxury vinyl plank worth it?

For the price and durability, yes. Modern LVP is waterproof, scratch resistant, and comes in convincing wood looks. It is not real wood, and a buyer who values a real hardwood floor will still value one. For kitchens, baths, and rentals, LVP is often the smart choice.

Can you install new floor over my existing floor?

Sometimes, and sometimes not. Certain floors can go over a sound existing surface, and others need the old material removed to sit flat and last. We check the subfloor and tell you which approach is right rather than taking the shortcut that saves a day and costs you a floor a few years later.

How long does a flooring job take?

A room is usually done within a few days, depending on the square footage, the material, and how much subfloor prep and tear out is involved. A whole home reflooring usually runs about a week.

Do you move the furniture?

We can handle moving furniture as part of the job. Fragile and personal items we ask you to move yourself, and we handle the rest.

How much does new flooring cost?

Cost is driven by the material you pick, the square footage, and how much subfloor prep and tear out is needed. Vinyl plank and laminate sit at the lower end, engineered wood in the middle, and solid hardwood and premium tile at the higher end. We price the whole job to a written scope and a fixed price.

Do you handle stairs and stair treads?

Yes. Stairs are their own careful install, from cutting nosings correctly to matching the tread material to the floor it meets. We also build and finish architectural stringers where the design calls for a stair with more presence.

Can you match new hardwood to my existing floor?

Sometimes. Matching old hardwood is a mix of species, cut, stain, and age, and an exact match is often not possible. We can get close, or we can design a transition or a border so the change looks deliberate.

Do you install radiant heat under a new floor?

Yes. Electric radiant heat mats under tile are common in bathrooms and kitchens. We set the mat as part of the tile work and coordinate a licensed electrician for the thermostat and the circuit.
