Flooring & Staircases in Castaic
Castaic's housing did not go up all at once. Census counts for the Castaic CDP show the 1980s as the largest build decade, the 2000s close behind, and fewer homes from the 1990s in between. A floor from each of those decades comes up differently, and what sits under it decides the preparation more than the new plank does. We pull back a corner, check the slab or subfloor for flat, dry and sound, and write that prep into a fixed price. Then the floor goes down once.
Our work
Recent work
Three decades, three kinds of cleanup
Homes of the 1980s, anywhere in California, commonly came with sheet vinyl or vinyl tile glued down in kitchens and baths, wall to wall carpet over pad and tack strip through the bedrooms and living areas, and now and then a second layer laid over the first. Ceramic tile set in thinset turns up more in houses from the 1990s, and it is slow, loud work to take out. Houses from the 2000s lean toward larger tile, laminate and engineered wood.
Every one of those leaves its own residue on the slab or subfloor. Carpet leaves staples and tack strip holes. Glued vinyl leaves adhesive that gets tested, then scraped or ground. Tile leaves thinset ridges that have to come flat before a click plank will lock. The decade tells us what to expect, and pulling back a corner tells us what is really there. Where the new floor ends at tile in a Castaic bathroom, the two heights get planned together.
Flat, dry and sound before a single plank
Floors fail from below. A click plank over a dip flexes at the joint until the locking edge breaks. Glue down wood over damp concrete cups. Tile over a hump cracks. So the slab or subfloor gets a long straightedge across every room, low spots get a leveling compound, high spots get ground, and the concrete gets a moisture reading before anything glued or wood is specified.
Parts of Castaic sit in state liquefaction zones, which the address check on the walk confirms or rules out for your lot. Those zones are about soil behavior during a large earthquake, and they weigh most heavily on new foundations and additions. A floor over an existing slab is a smaller question, and it still gets a careful look: we check the slab before we float it, mark every crack, and note any edge that has dropped or lifted. A crack with a step in it gets flagged for an engineer, not buried under compound.
Detached houses, manufactured homes and County rules
Census counts show most housing units in the Castaic CDP are detached single family houses. For flooring that usually means nobody lives under your floor, so underlayment is picked for comfort, quiet inside your own home and moisture control. It also means a garage to stage boxes in before they move into the air conditioned house to acclimate. Source: US Census Bureau, ACS 2020 to 2024 5-year, table B25024 units in structure, Castaic CDP
Mobile homes are part of those same counts, and their floors are a different animal: lighter framing, decking that can swell where water has reached it, and permit requirements confirmed for that home before work is scoped. For site built Castaic homes, the County building code treats carpeting and similar finish work as exempt from a building permit where disabled access rules do not apply. Replacing damaged subfloor or framing is another matter, and you hear which one your job is before work starts.

FAQ
Common questions
The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.
Which decade is our Castaic house most likely from, and why does that matter for a floor?
Census counts for the Castaic CDP spread the housing across three main decades: about 39 percent from the 1980s, about 35 percent from the 2000s and about 18 percent from the 1990s, with roughly 7 percent older. The decade is a good first guess at what is under your carpet or tile, and at how much preparation the slab or subfloor will need. A 1980s house is more likely to have glued vinyl and a second layer somewhere. A 2000s house is more likely to have larger tile or laminate. Neither guess replaces lifting a corner, and the estimates themselves carry margins of error. Our house is up by Ridge Route Road. Do those percentages fit it?
Not reliably. Homes there can sit outside the Castaic CDP boundary the Census uses, so we go by the floor we actually lift.
Does replacing carpet or plank in Castaic need a County building permit?
Not for the finish floor alone. The County building code lists carpeting and similar finish work as exempt from a building permit where disabled access rules do not apply. The picture changes once structure or plumbing is involved: replacing rotted subfloor, sistering joists, or moving a toilet flange or a floor drain can bring in permits of their own. Will new floors raise the assessed value of a Castaic home?
Swapping flooring for material of similar quality sits on the Assessor's not assessable list. Upgraded finishes can be assessable, so a big step up in material is worth asking about first.
Can a leveling compound go over a slab in a mapped liquefaction area?
Yes, after the slab has been read. Parts of Castaic sit in state liquefaction zones, which the California Geological Survey maps to show where loose, wet soil can lose strength in a strong earthquake. You can look up your own address on the state's EQ Zapp map. A zone is not a finding that your slab is failing. What a leveling compound cannot fix is a slab that is still moving. So we clean the old adhesive off, mark each crack, check whether either side has dropped, and look for doors that stick or drywall cracks above. Stable hairline cracks get filled and primed, and compound goes over them. A crack with a step, or one that keeps growing, gets a structural opinion before we pour anything that would hide it. What sits under the carpet in a 1980s Castaic house?
Pad, tack strip around the edges, and either a concrete slab or a plywood subfloor, depending on how the house was built. Entry halls sometimes hide old vinyl or tile that was carpeted over. We pull back a corner in a closet to see before quoting.
Could the old sheet vinyl in our entry contain asbestos?
If it went down in the 1980s or earlier, it is worth testing. Some sheet flooring and the adhesive under it were still made with asbestos in that period. A small sample goes to a lab before scraping starts.
How does thinset from an old tile floor come off the slab?
With a grinder under a vacuum shroud, after the tile is chipped up. It is loud, and the dust is fine enough that the room gets sealed off. The goal is a flat, clean slab, since leftover ridges show through plank and break click joints.
Want this one answered for your own project?
Is luxury vinyl plank a good fit for a detached Castaic house on a slab?
Usually a good one. It shrugs off spills, it is warmer underfoot than tile, and it goes down over a flat, dry slab without glue. Two cautions. Click plank is fussy about flatness, so preparation matters more than the brand. And plank in front of a big sunny slider expands on hot afternoons, so the gaps at the walls and transitions have to leave it room to move.
Can real hardwood go down in a Castaic home?
On a slab, engineered hardwood glued down or floated is the usual route, and a moisture reading on the concrete comes first. Solid hardwood needs a plywood layer over the slab, which raises the floor and affects every door and threshold. Over a plywood subfloor, nailing solid or engineered wood is straightforward once the subfloor is tight and flat.
Does a manufactured home in Castaic need a different flooring approach?
It does, starting underneath. Castaic's Census counts include mobile homes, and the permit requirements for your home get confirmed before the scope is written. Then the floor itself. The decking in many manufactured homes is a pressed wood panel that swells and softens where water has reached it, most often at the bathroom, the laundry, the water heater and the doors. Those sections get cut out and replaced with plywood. In a multi section home the seam where the halves meet can show as a ridge, and it gets flattened before plank goes down. Floating plank suits these homes, since it moves with a floor that flexes more than a site built one.
Where should flooring acclimate during a Castaic summer?
Inside the house with the air conditioning running at normal settings, for as long as the manufacturer says. A hot garage does not count.
Can one floor run through our whole single story Castaic house?
Usually. One floor reads cleaner. A floating floor over a long run may need expansion breaks at doorways, depending on the product, and every place it meets tile needs a transition planned for height. We lay out those breaks before you order material.
What happens at the slider to the backyard?
That spot takes the most sun, grit and water in the house. It gets a threshold piece that seals the edge, a gap sized for heat, and a product that holds its color in direct light.
Should the floors go in before or after a kitchen remodel?
Plan them together. When new flooring runs under the new cabinet line, a future layout change never exposes a hole in the floor. When the floor stops at the cabinets, it waits until they are set. The right order depends on the cabinets, and a Castaic kitchen remodel gets sequenced with the floor from the first drawing.
Can the stairs in a two story Castaic house match the new plank?
Yes, with matching stair nosing on every tread and a riser finish chosen to go with it. Stairs are slow, careful work, priced as their own line.
Will you move furniture and appliances?
Yes. In a detached house the garage usually holds furniture while each room is done. Appliances with water or gas lines get disconnected and reconnected properly, and the refrigerator water line gets a new valve if the old one will not close.
Why does the floor feel soft near our bathroom?
On a raised wood floor, it is often water damage in the subfloor from a toilet seal or a tub leak. On a slab, the soft layer is the flooring or its pad, not the concrete. We find out which before pricing.
Is it worth leveling the whole slab or only the bad spots?
Spot leveling is enough when the dips are local. When the straightedge finds waves across the room, a full pour costs less than chasing every low spot one bag at a time.
Our Castaic house went up in the 2000s. Anything to watch for?
Two things. Many newer California tract homes sit on post tension slabs, so any drilling into the concrete for a threshold or a floor outlet starts with locating the cables. And builder tile from that decade is often set in thinset that grips hard, which makes removal a grinding job, not a scraping one.
Does underlayment help with a cold slab floor in winter?
Some. A cork or foam underlayment under floating plank takes the chill off a slab and quiets footsteps. It will not heat the room.
Our Hasley Canyon house sees boots and dogs coming in off the trails. What floor holds up?
The County code describes Hasley Canyon as large lots with equestrian trails and rolling hills, and a house that lives that way needs a hard working entry. Porcelain tile at the doors takes grit and water without wearing. Past the entry, a plank with a thick wear layer and a textured surface hides scratches better than a smooth, glossy one. Softer wood species dent under claws and boot heels. A recessed mat well at the main door keeps most of the trail outside.
Can we keep living in the house while the floors are replaced?
Usually, room by room. Bedrooms get done while you sleep elsewhere in the house, and the kitchen and hall go in a stretch you plan around. Glue down floors and fresh finishes keep a room closed until they cure. A whole house in one pass goes faster, and some households stay with family for it.
What does a written flooring quote for a Castaic house include?
The walk comes first: we lift a corner, measure flatness room by room, read moisture on any slab, and look at transitions, stairs and doors. The quote then lists removal, adhesive or thinset cleanup, leveling, underlayment, installation, trim and transitions as separate lines, and one fixed price, written, before any furniture moves.
