Bathroom Remodeling in Castaic
By Census count, the median home in the Castaic CDP was built around 1992, so the middle of the housing stock is more than thirty years into its first showers, valves and fans. A Castaic bathroom brings local questions on top of age. Adding a fixture starts with how the lot drains. Hasley Canyon has been served by a County water district, not SCV Water. And the permit runs through County Public Works. We settle all of it before you see a written, fixed price.

Where the water goes before the tile goes
A bathroom that adds a toilet, a shower or a second sink adds wastewater, and in Castaic the first question is where that wastewater goes. The LAFCO map of the Santa Clarita Valley Sanitation District labels Castaic inside its mapped area. A district map shows a service area, though, not which individual lots are tied in, and Castaic runs from subdivided streets to the large rural lots the County code describes in Hasley Canyon.
So we confirm the connection before anyone draws a layout, from the permit record and from the cleanout on the lot. On a sewered lot, a new fixture is a drain and vent question. On a lot with a private septic system, added fixtures put that system's capacity into the plan, and the answer can reshape the whole bathroom. Better to learn it at the kitchen table than with the floor open.
Hasley Canyon water and the shutoff that is not ours
Water in Castaic has come from more than one retail provider. A 2018 County water quality report says Los Angeles County Waterworks District 36 serves customers in Hasley Canyon, while SCV Water divisions served other Castaic areas at that time. Service boundaries can shift, so we read that as a starting point and confirm the provider for your address from the water bill.
On a bathroom job that shows up in two places. The meter and the street side of the service belong to whoever supplies the lot, so a stuck meter valve on shutoff day is a call to that provider. And a shower package with a rain head and body sprays asks more of the service than a single head does, so we check the pressure the house actually gets before you fall for a fixture it cannot feed.
County permits, alarms and the Assessor
A permitted Castaic bathroom goes through County Public Works, filed through the EPIC-LA portal, with inspections requested online as the work reaches each stage. Rough plumbing and the shower pan get inspected while the walls are still open. One County detail catches people. The County's plan review checklist for homes accepts battery only smoke alarms in existing homes only where no construction is taking place, so a permitted bath can put hard wired, interconnected alarms on the table. If it does, they go in the quote.
The Assessor draws its own line. Swapping fixtures for ones of similar quality is not assessable. Adding a new bathroom is. Neither changes how we build it, but you should know before you choose between a refresh and a second bath.

FAQ
Common questions
The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.
Does adding a bathroom in Castaic start with the sewer line?
It starts with finding out whether there is one. The LAFCO map of the Santa Clarita Valley Sanitation District, revised in December 2024, labels Castaic within the district's mapped area. That map does not show which lots are connected, and a rural community comes with no promise that every parcel drains to a public sewer. So before a toilet or shower is drawn, we confirm the lot's connection from the County permit record, the cleanout and the sanitation records. A sewered lot turns the new bathroom into a drain, vent and slope question. A lot on a private septic system turns it into a capacity question as well, and that one can decide whether the room gets built at all.
How do we tell whether our Castaic lot is on sewer or septic?
Start with paperwork, since the County permit history often shows the original connection. On the lot, a sewer cleanout near the house and a line heading toward the street point one way. A tank lid or a leach field in the yard points the other. We check both before design.
Who supplies water to a bathroom in Hasley Canyon?
Hasley Canyon has been served by Los Angeles County Waterworks District 36, according to the County's 2018 water quality report, while SCV Water divisions served other Castaic areas. Boundaries can change, so your current water bill is the final word. It matters once the meter valve is involved or the service itself needs work. If the meter shutoff sticks on demolition day, who fixes it?
The water provider for your lot, since the meter side is theirs. We find the meter and test that valve well before the water goes off.
How old are most Castaic bathrooms?
The Census puts the median year built for housing in the Castaic CDP at 1992, give or take two years, so half the homes are older than that and half are newer. In the older half, a bathroom that was never redone is already past thirty years. The figure does not reach every home near Ridge Route Road, which can fall outside the CDP boundary. What sits behind a tub surround from the late 1980s or early 1990s?
In homes of that age, anywhere in California, it is often one of two things. The first is a one piece fiberglass or acrylic tub and surround, set before the walls were finished, which has to be cut into pieces to come out. The second is tile over moisture resistant gypsum, the green board common in that period, with little or no membrane behind it. Green board shrugs off a splash. It was never a waterproof layer, and decades of shower spray find the seams, the inside corners and the bottom edge where it meets the tub. When it comes out, the bottom plate and the lowest part of the studs tell the story. A new shower gets cement board or foam board with a continuous waterproofing membrane, inspected before any tile.
We have a manufactured home in Castaic. Can the bathroom be redone?
Often, once the permit question is settled. Mobile homes show up in the Census counts for the Castaic CDP. The state housing department, HCD, says a permit comes before any work that alters a manufactured home, and HCD is the enforcement agency for mobilehome parks unless a local agency has taken on that role. A home on its own lot outside a park is a separate case, so we confirm which permits your home needs first. The build is different too. Tubs in manufactured homes are often lighter units sized to the home, drain lines can run below the floor inside the underbelly, and the subfloor around an old toilet or tub is a common spot for hidden water damage. A cast iron tub or a heavy mortar bed floor may be more weight than that floor was built to carry, so we would steer you toward a lighter assembly. Will a permitted bathroom in Castaic bring new smoke alarms?
It can. County plan check's residential list wants interconnected, hard wired smoke alarms with battery backup, and it accepts battery only alarms in existing homes only where no construction is taking place. A permitted bathroom is construction. We raise the alarm question at plan check and price whatever the reviewer asks for, so it never turns up as a surprise at final.

Does the County Assessor count a new bathroom as new construction?
Adding a bathroom that did not exist before is on the Assessor's assessable list. Replacing a tub, toilet, vanity or tile with items of similar quality is not. A layout change or added plumbing capacity sits in between and can be assessable.
Our bathroom addition would add floor area. Does the Castaic CSD get involved?
It can. Castaic's community standards district looks at how much floor area an addition adds to the existing home, and a large enough addition is handled differently from a small one. A bathroom remodeled inside the house adds nothing and stays clear of that test. A new bath built out past the old walls is planned as a room addition in Castaic, with the CSD reading done early.
If our Castaic parcel maps Very High, does that affect a new bath fan vent?
Possibly, on a mapped lot. Parts of Castaic map as Very High fire hazard, and County wildfire construction rules reach alterations to existing homes in a mapped zone on any permit application dated January 1, 2026 or later. The fan itself is indoors. The wall cap or roof jack it exhausts through is an exterior piece, so we look up your parcel and pick a termination that fits the rule.
How do County inspections run on a Castaic bathroom?
The permit holder requests each inspection online through EPIC-LA ahead of time. Rough plumbing and electrical are inspected with the walls open, the shower pan is tested and checked before tile, and a final closes the permit once fixtures are set. We book them so no trade stands around waiting.
Can a simple bathroom permit be checked at the counter?
Sometimes. The County reviews quick, simple projects over the counter during morning hours. A bath that moves walls or fixtures is more likely to be taken in and reviewed in the order received, and we plan the schedule for that.
Should the water heater be replaced while the bathroom is open?
Only if it is near the end of its life or sits in the way. A straight water heater replacement is one of the simple residential jobs the County handles through a self issued, online Express Permit, so it does not have to wait on the bathroom permit. Where the heater is gas, a swap still means a proper flue, seismic strapping and a leak test on the gas connection.
Why does the old bathroom fan barely move any air?
Usually the duct: crushed, too long, or never run outside at all. We trace it in the attic and replace the fan and duct together.
Can the tub in our 1990s Castaic house become a walk in shower?
Yes. Most of the work sits below and behind the tile. The drain moves to the shower position, which means cutting into a slab or working from a crawl space, depending on what the house sits on, and the walk tells us which. The valve moves to a new height and gets scald protection. The walls get a board and membrane system that is waterproof, not merely water resistant, and the pan is flood tested before the shower tile goes on. A curb or a curbless entry changes how the floor is framed or recessed, so settle that choice early.
Do original shower valves from that period need replacing?
In a full remodel, yes. Cartridges for older valves get hard to find, and a new valve brings the scald protection current plumbing code expects.
Is the supply pipe in a house from the 1980s or 1990s a concern?
Worth a look. Copper was the common supply pipe in California houses of that era. Some homes of that era used gray polybutylene pipe, which has a poor record at the fittings. If we see it where the wall opens, you will hear about it, along with a price to replace the runs we can reach.
Can you add a bathroom on a large Hasley Canyon lot?
Often there is room for one. The County code describes Hasley Canyon as large lots with equestrian trails and rolling hills, so space on the lot may not be the tight part. The real limits are the ones above: how the lot handles wastewater, where the water service comes in from the meter, and whether a new room adds enough floor area to bring the community standards district into it. A long private drive also changes how a tub and a pallet of tile reach the door.
We plan to stay in our Castaic house for good. What should the new bathroom include?
Build for the later years while the walls are open. Census counts show most occupied Castaic homes are owner occupied, and a bathroom an owner will use into old age should get blocking in the walls for grab bars, a shower entry low enough to step over easily, a valve you can reach from outside the spray, and a door wide enough for a walker if one ever comes into the picture. None of that has to look clinical. These are framing and plumbing decisions that cost very little now and a torn out wall later.
What if the wall behind the old surround has rotted?
Then it gets repaired first. You see photos, the repair is priced in writing, and new board never goes over soft framing.
How do we get a written bathroom price for a Castaic address?
Book a walk. We check how the lot drains, who supplies the water, where the meter is, the fan route, the valve, and what hides behind the surround. We confirm County jurisdiction and pull the permit history. The written scope and fixed price come after that, and work starts only once you sign off.
