Bathroom Remodeling in Newhall

Newhall bathrooms come in a few kinds the rest of the valley sees less of. One is the original bath in a house built before 1980, which describes over half the 91321 ZIP. Another is the bath in a single level Friendly Valley home that has to keep working for an owner who plans to stay. The third is a bath someone wants to add in Placerita Canyon, where the first question is where the water goes after the drain. Each one gets its own scope and a price in writing.

White double vanity with two faucets under a wide framed mirror and a five light bar above it
One wide mirror or a pair both work over two sinks, but the lighting has to be set out to match whichever you choose.
Floating wood double vanity with two integrated stone basins, brass faucets, a wide mirror, and large format tile on the wall behind
A floating vanity hangs off the wall, so the blocking has to go in before the drywall closes up.

Friendly Valley baths built for staying put

Friendly Valley is a retirement community of about 1,290 single level homes on 275 acres, and the owners there hold both the house and the land under it. A single level plan has already taken the stairs out of daily life. The bathroom is usually the room left standing between an owner and many more comfortable years in the same house.

So the design starts with how the room will be used later, as well as today. A shower you walk into without stepping over anything, a floor that pitches water to the drain and stays sure underfoot when wet, solid wood backing between the studs wherever a grab bar might go, a toilet at a height that is easy to rise from, and a doorway a walker can pass. Each of those is cheap while the wall is open and costly once the tile is set.

Placerita Canyon: find the sewer before adding a bath

Placerita Canyon is one of two City special standards districts in Newhall, and its code exists to protect a secluded, rural equestrian character. Part of that intent is keeping infrastructure such as sewers, street lights and concrete flood channels to a minimum. The district requires new residential projects to hook up to public sewer only when they run past four dwelling units.

That leaves a real question on a single canyon home, and it has to be answered before a new bathroom is drawn: does the house drain to a sewer lateral or to a private system? An added shower and toilet send more water to whichever one it is. We confirm what serves the house and what the change will need, then lay out the drain run around that answer.

Pre-1980 baths and what the tear out can release

Over half the housing units in the 91321 ZIP went up before 1980, ahead of Valencia, Saugus, Canyon Country, Castaic and Stevenson Ranch by Census count. A bathroom from those years may carry painted walls and ceilings covered by the federal lead renovation rule, along with wallboard, tile setting materials or old flooring an asbestos survey should look at before anything is broken.

Neither is a reason to leave a tired bath alone. Both are reasons to get answers first, because a bathroom tear out happens in a small closed room and throws a lot of dust. Asbestos samples go to a lab, and a positive result puts licensed abatement ahead of our crew as its own priced line. On the paint side, request a lead determination before demolition, and confirm that the firm tearing out painted surfaces holds EPA certification.

FAQ

Common questions

The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.

How many homes are in Friendly Valley, and why does that shape a bathroom plan?

The City's film office listing describes Friendly Valley as a 55 plus retirement community of approximately 1,290 single level homes on 275 acres, where you own the home and the land. That is a lot of households in one part of Newhall with a similar question about the same room: will this bathroom still work when balance, knees or a walker come into it? Planning for that now costs a fraction of opening the walls again later.

Can the tub in a Friendly Valley bath become a shower with no curb at all?

In many cases. The work lives under the floor. A curbless entry needs the shower area recessed a little below the rest of the room so water runs to the drain and not across the bathroom, and how that is done depends on what the floor is built on. The walk settles that first. After the drain, the job is a continuous waterproofing layer that runs well past the wet area, a drain placed for the new layout, and slip resistant tile on a Friendly Valley shower floor. The tub coming out is the easy part.

Where should grab bar backing go in a Friendly Valley shower?

At the entry, along the long wall, near the valve and beside the toilet. With backing there, a bar can go on any day without hunting for a stud.

Does a handheld shower on a slide bar make sense in one of those homes?

For anyone who may shower seated, it is one of the handiest parts you can buy, and it costs little next to the valve behind it.

Is a walk in tub a good fit for a Friendly Valley home?

For some owners, and fewer than the ads suggest. You sit inside while it fills and stay inside while it drains, which feels long on a cold morning. It needs a water heater that can fill it, a door seal that has to be kept up, and a floor that can carry the weight of the tub full. A curbless shower with a fold down seat, a handheld head and well placed bars serves a lot of people better, takes less space in a single level plan, and is easier for a family member to help in. We lay out both on your floor plan and price them side by side, so the decision is made on your room and not on a brochure.

What does a wheelchair change in a Friendly Valley bathroom layout?

Nearly everything gets measured again. Turning space in front of the toilet and sink, a door that swings out of the way or slides, knee room under the vanity, a shower with room to transfer from the chair, and controls within reach from a seat. On a smaller single level plan that can mean borrowing space from a closet next door.

We want a second bathroom in Placerita Canyon. What comes first?

Finding out where the house drains. The Placerita Canyon special standards district was written partly to keep sewers and similar infrastructure to a minimum, and its code only requires new residential projects of more than four dwelling units to connect to public sewer. A single family home in the canyon is not required to connect by that section, so the house may drain either way. An added bathroom sends more water to whichever system serves the house, and what that system can take shapes the design and the approvals. We confirm it on the walk and in the parcel records before a floor plan is drawn, because a drawing built on a guess about the drain is a drawing you pay for twice. Is every Placerita Canyon house on septic?

Nobody should assume so, or assume the opposite. The parcel records and a look at the cleanouts tell us which one yours is.

Do Happy Valley's special standards reach inside a bathroom?

Not in any way that shows. The Happy Valley district is written around the ranch character of the neighborhood: its streets, fences, oaks and animals. A bathroom that changes nothing outside gives those standards very little to apply to, and the job runs as an ordinary City permit.

My old water bill says Newhall County Water District. Who handles the meter now?

SCV Water. State law folded the Newhall County Water District into the Santa Clarita Valley Water Agency, so that is the call if the shutoff at the meter is ever needed. Most bathroom work uses the valve at the house, and we check that it actually closes before the day the pipes are cut.

Can the original window in an Old Town bathroom be replaced during the remodel?

It can, with the outside of the house in mind. The Old Town Newhall Specific Plan covers remodels, and a bathroom window is part of the face the house shows to the street or the neighbors. Its size, its trim and its style get chosen to suit the house, whether that is Craftsman, Monterey or another style the plan's guidelines name. Obscured glass for privacy is an interior choice and stays yours.

Where can a bath fan exhaust on an Old Town house without marring the street side?

A rear or side wall, or a roof slope facing away from the street, is the usual answer. The duct route gets planned during scoping, so the termination ends up where it works for both the fan and the look of the house.

Could we add a bathroom onto a small East Newhall lot?

Possibly, and the lot is the first thing measured. The City's Housing Element draft notes that small lot subdivisions of the past left portions of Old Town Newhall with small parcels, and the specific plan sets setbacks that an addition has to respect. On a tight lot the better bathroom often comes from inside the house, borrowing a closet, a hall or part of a bedroom, with no new foundation at all. We sketch both before you commit to either.

A previous owner added a bathroom without a permit. Does that carry more weight in East Newhall?

It is worth dealing with. The City's draft Housing Element names East Newhall and Old Town Newhall among the neighborhoods prioritized for proactive Community Preservation, the property maintenance and code compliance side of City work. An unpermitted bath is not a crisis, but it can surface at the worst time, during a sale or a later permit. Bringing it into the system usually means opening enough wall and floor for the plumbing, electrical and venting to be inspected, correcting what fails, and closing it back up under a permit. We scope that as a legalization job with its own line, so you can see what it costs to make the room official.

What makes an older Newhall bathroom a testing job before a demolition job?

The year it was built. In the latest Census estimate, 6,103 of the 11,338 housing units in the 91321 ZIP date from before 1980, and 1,429 predate 1960. The federal renovation rule reaches most homes built before 1978 once interior work disturbs more than six square feet of painted surface in any one room, and demolishing a painted wall or ceiling counts no matter the area, which puts a bathroom tear out under the rule. The finding that components carry no lead-based paint can only come from a risk assessor, an inspector or a renovator with EPA certification, so ask for it before demolition. Asbestos sampling of wallboard, texture and flooring runs alongside. Two questions, both settled ahead of the written scope. Why does a small Newhall bathroom tear out need its own dust plan?

Because the room is small and demolition dust travels. The work zone gets closed off from the rest of the house, the path to the door gets covered, and debris leaves bagged.

What might sit under an older Newhall bathroom floor?

On an older house we watch for a few possibilities during the walk: cast iron drain lines that have scaled inside, a floor patched after a long ago leak, and framing notched by some past plumber. None of it is a Newhall rule, just what age can leave. What we actually find is written into the scope.

Is an original cast iron tub in a pre-1980 Newhall bath worth keeping?

Sometimes. A cast iron tub in good shape can outlast its replacement, and refinishing the surface costs less than the demolition of a heavy tub. Keeping it does mean the new wall and floor work is built around its position. We look at the enamel and the drain before recommending either way.

Does a Newhall bathroom permit go through the City?

Yes. Newhall was one of the historic towns the City of Santa Clarita was formed to join, so plumbing and electrical permits go through the City building division.

Who runs the job when a Placerita Canyon bath needs a drain review, a plumber and a tile setter?

One person. That contact holds the order: drain questions answered, rough plumbing and electrical in and inspected before a wall closes, waterproofing checked, tile, fixtures, final. Nobody arrives before the work ahead of them is done.

Does a new vanity top in a designated historic Newhall home need City review?

Counters and similar interior finish work are on the list of items the Director may exempt from the minor use permit, where the historic integrity is untouched. It is the Director's decision, so we ask before ordering stone.

What happens on the first walk through a Newhall bathroom?

We note the year the house was built and the materials that need asbestos sampling, find out what the drain connects to, check whether the parcel sits in the specific plan area or a special standards district, and trace where the fan and any window meet the outside. Then we talk about who uses the room and for how long. The written scope and fixed price follow, and the flooring through the rest of a single level home can be priced in the same visit if it needs to match.
