Bathroom Remodeling in Canyon Country
A bathroom in Canyon Country can be three very different jobs. On the west side, in the 91351 ZIP, plenty of baths go back to the 1960s and hide old supply pipes and a tired valve behind the tile. In the three senior parks on Soledad Canyon Road, the work is often a safer shower in a manufactured home, where the permit may come from the state. On a rural Sand Canyon lot, adding a bath starts with where the water goes. Each is scoped for what it is and priced in writing before demolition.

Adding a bath on a rural Sand Canyon lot
The Sand Canyon Special Standards District requires a public sewer connection only for new residential projects above a set size and density, so a small project on a rural lot is not pushed onto sewer by that section. That leaves a plain question for anyone adding a bathroom there: does this house drain to sewer or to septic? Septic lots do still exist inside City limits, which is why the City keeps guidelines for abandoning a septic system and connecting to public sewer.
A new bathroom adds fixtures and daily water to whatever system the house already uses. On septic, that can pull the system itself into review alongside the building permit, and in unincorporated County areas that review belongs to LA County Public Health. So the drain plan comes before the floor plan. How the lot is served gets confirmed first, then the room and the permit path are designed around the answer. Guessing here is the expensive way to learn it.
Showers for the senior parks on Soledad Canyon Road
All three parks the City designates as senior mobilehome parks sit on Soledad Canyon Road: Canyon Palms, Greenbrier Mobile Estates and Sierra Park. For a household there, the bathroom question is often about getting in and out safely. A tub that is hard to step over becomes a low entry shower. Backing goes into the walls so grab bars land on something solid. A handheld spray on a slide bar, a fold down seat, and a floor that grips when wet matter more than any finish on the wall.
A manufactured home bath also sits on a different structure. The floor is framed over a steel chassis, the drain drops through it into lines under the home, and many tub and shower units are sized for those homes alone. State rules say an alteration to a manufactured home needs its permit in hand before work begins, and inside a park the enforcing agency may be the state and not the City. That path is settled for the park before the scope is final, and management hears about parking and hours before day one.
Older mortar. Newer fiberglass.
Nearly a quarter of homes in the 91351 ZIP were built in the 1960s. A bathroom from that decade often has a steel or cast iron tub, galvanized supply lines closing up from the inside, a two handle valve with no pressure balancing, and tile set heavy by hand. Plenty of that tile has held up. The plumbing behind it and the framing where the tile meets the tub are what wear out, and both are cheapest to fix while the wall is open.
The 91387 ZIP skews newer. Its bathrooms more often carry one piece fiberglass tub units, cultured marble tops, a small noisy fan, and plumbing that is decades younger. Opening those walls tends to turn up fewer problems, so more of the budget reaches the room you actually see, and tile for a new Canyon Country shower is where much of it goes.

FAQ
Common questions
The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.
We want to add a bathroom on our Sand Canyon lot. Does the district force a sewer hookup?
Not for a project that size. The Sand Canyon standards require new residential projects to connect to public sewer only when they are greater than four dwelling units and denser than one half unit per acre. A single family bathroom addition is nowhere near that. The code section does not answer the practical question, though, which is what your house drains into today. If it is sewer, the new bath ties into the existing line like any other. If it is septic, the added fixtures bring the system itself into the conversation, and that has to be settled before a floor plan is drawn around it. How do I find out whether my Canyon Country house is on septic or sewer?
Start with what you already have: a sewer charge on a bill, an old pumping receipt, a tank lid in the yard. Then the records. The City's Engineering Services Division handles sanitation and publishes the guidelines for converting a septic system to sewer. This gets checked before design, never after.
Who reviews a septic system when a bathroom is added in an unincorporated area near Canyon Country?
LA County Public Health reviews and approves onsite wastewater systems for unincorporated County areas and contracted cities under its Local Agency Management Program. For an address inside City limits, the reviewing agency is confirmed for that specific parcel and not assumed.
Can we switch from septic to sewer as part of the bathroom project?
Possibly. The City has guidelines for abandoning a septic system and connecting to public sewer. Whether it makes sense depends on how far the nearest sewer line is, and that connection is its own scope, separate from the bathroom.
What makes a senior park on Soledad Canyon Road different for a bathroom remodel?
Who lives there. The City designates Canyon Palms, Greenbrier Mobile Estates and Sierra Park as senior mobilehome parks, and senior in that section means 55 or older. So the bathroom tends to be planned around someone who wants to keep living independently: a shower you can walk into, a place to sit, and support right where a hand reaches for it. The home is still a manufactured home, so the permit path gets settled first. Can the tub in a manufactured home be replaced with a walk in shower?
Usually, and it takes more planning than the same swap in a site built house. The tub drain usually drops through the floor into lines under the home, so moving it means opening the bottom board below and sealing it again afterward. The floor decking around an old tub is also where years of splash do their damage, and soft decking is replaced before anything new sits on it. Shower pans made for these homes exist, and a built pan is possible where the floor structure allows. Heavy tile and mortar call for a look at what the floor can carry. Because the swap alters the home, the permit question is answered before any of this starts.
Where do grab bars go in a small manufactured home bathroom?
Where a hand naturally reaches: beside the toilet, at the shower entry, and along the shower wall. Thin walls will not hold a bar alone, so solid backing goes in behind each spot.
Can a shower in a manufactured home be built with no step at all?
Sometimes. Recessing a pan into a floor framed over a steel chassis is harder than on a wood floor over a crawl space, because there is little depth to work with. A low profile pan with a shallow lip is the practical answer in many of these homes, paired with a floor outside the shower that grips when wet.

What is behind the walls of a 1960s bathroom in the 91351 ZIP?
Often the original plumbing, and that is the part to plan around. Nearly a quarter of the homes in that ZIP were built in the 1960s, so this is a common starting point on the west side. Galvanized supply lines narrow from the inside long before they leak, which is why an old shower loses pressure. The drain may be cast iron, heavy and sound in one house, cracked along the bottom in the next. The valve is usually a two handle model with parts nobody stocks. Where the tile meets the tub, framing can stay damp for years. None of that is a reason to worry. All of it is a reason to price the plumbing as its own line before demolition, not after. Is the cast iron tub in an older west side bathroom worth keeping?
Sometimes. A sound cast iron tub can be refinished and will outlast many replacements. It is also very heavy to carry out through a narrow hall, which is part of the price when it goes. Chips at the drain and rust through the enamel usually decide it.
Our 1960s bathroom still has its original shower valve. Does that matter?
For safety and for parts. Old two handle valves do not balance pressure, so a flushed toilet can send a jolt of hot water. A pressure balancing valve fixes that, and the wall is open anyway. Swapping it now is ordinary. Swapping it later means cutting new tile.
What does a builder grade bathroom in a 91387 home usually need?
The parts that wear. Fiberglass tub units dull and crack, cultured marble tops chip, and the fan is often too small and loud. Plumbing behind the wall is younger, so the scope leans toward new surfaces, a better shower and proper ventilation.
Can a fiberglass tub unit in a newer east side home come out without wrecking the walls?
Not in one piece. Those units were set before the drywall, so they are cut out and the drywall edge around them is replaced. What sits behind them is usually simple framing and plumbing.
A previous owner added a bathroom to our North Sand Canyon house. How do we know it was permitted?
Check both agencies. North Sand Canyon was County land until the City annexed it, so a bathroom added before then would have been permitted by Los Angeles County, if it was permitted at all. The City may not hold that file. It matters when you remodel, because opening the walls can expose plumbing and wiring nobody inspected, and correcting that belongs in the scope from the start.
Does a Fair Oaks Ranch bathroom remodel go through the City?
Today it does. Fair Oaks Ranch joined the City together with Jakes Way and the western part of Sand Canyon, so new permits go to the City while older ones may sit with the County.
Can a second bathroom fit into a small 1960s house on the west side?
Often, by borrowing space. A hall closet, part of a laundry, or a slice of a bedroom can hold a compact bath if the drain can reach it. On a slab house that means a trench back to the main line, and tying new pipe into old cast iron takes care. It is a plumbing project first. The drain route picks the location, and the room is designed around it.
Do the manufactured home parks on Sierra Highway and Sand Canyon Road raise the same bathroom questions?
The same three. What the floor structure can carry, how the plumbing runs under the home, and which agency issues the permit for that park.
Can a contractor's trailer park inside a mobile home park during the job?
That is the park's call, so parking, a debris trailer and working hours get cleared with the park office first.
What floor works in a senior park bathroom for someone who uses a walker?
One that is flat, firm and grips when wet. No raised thresholds to catch a wheel, and no loose mats. Textured vinyl plank or sheet, or small tile with plenty of grout lines, both work. In a manufactured home the decking has to be solid first, so any soft spots are repaired before the new surface goes down. Flooring through the rest of a Canyon Country home can meet it at the same height so the transitions stay level.
Why do some 1960s bathrooms on the west side have a window inside the shower?
Plans of that era often put the tub on an exterior wall with a window above it. Water sits on that sill for decades, so the framing around it is checked when the tile comes off, and the glass is replaced with tempered glass or the opening is moved out of the wet zone.
Our mother's senior park tub is too high to step into. Is cutting the side down an option?
It can be, as a lower cost step. A section of the tub wall is cut out and capped to make a low entry, and the tub and its plumbing stay in place. It is not as safe as a true walk in shower, so it suits some homes and not others.
What does the walk before a Canyon Country bathroom quote cover?
Five things, and the first two are local. How the house drains, sewer or septic, and whether a rural lot changes the plan. Which agency permits the work, a real question in a park or in a house that was once County land. Then the era of the room and what that says about the pipes, the valve and the tub. What sits under the floor. And how the household needs to use the room, now and later. Then you get a written scope, one fixed price, and one contact from that first walk to the final walkthrough.
