Kitchen Remodeling in Canyon Country

Canyon Country kitchens come in several kinds, and the first job is working out which one you have. In the 91351 ZIP, close to a quarter of the houses were built in the 1960s, so a remodel there tends to reach the wiring and the drain. In 91387 the median home dates to 1990, and the work leans toward replacing builder grade cabinets and counters. Then there are the manufactured homes along Soledad Canyon Road and the rural lots in Sand Canyon. Each gets its own scope and a fixed price in writing.

Subway tile backsplash carried full height up a range hood wall, with the hood set and the outlet boxes still open before trim
Tile runs full height behind the range and drops to standard height along the rest of the run, so the hood wall carries the room.
Subway tile going in around a double window over the sink, with a tile cutter on the covered counter
Tile around a window is laid out from its center line, so the cut pieces on either side come out the same width.
Gray counter and matching splash turning a corner between a stainless sink and a gas range, over cream cabinets with a brass pull
A splash in the same material as the counter has no grout lines, which leaves far fewer places behind the sink and range for grease to settle.
White shaker kitchen with a plaster range hood, a wall mounted pot filler above the range, subway tile, and a lantern pendant over the counter
A pot filler is a second water line run into the wall behind the range, so it has to be decided before any tile goes on.
White shaker kitchen open to a dining room, with a white island under two lantern pendants and dark stained beams across the ceiling
The ceiling beams were already there. Staining them costs less than boxing them in and reads as a decision rather than a compromise.

Two ZIP codes, two different kitchens

Census estimates split this community in a way you notice once the upper cabinets come down. In the 91351 ZIP the median home was built in 1982, and the 1960s alone account for nearly a quarter of the houses. A kitchen from that decade was wired for a range, a refrigerator and a toaster. Today it has to carry a dishwasher, a microwave, a disposal and a counter full of appliances, often on circuits and a panel that were never sized for them.

The 91387 ZIP is a different market. Its median home dates to 1990, and about a third of its houses were built in 2000 or later. Those kitchens tend to have workable circuits and newer drain lines, so the budget goes to cabinet boxes that outlast the builder's particleboard, a solid counter, lighting you can cook under, and a better layout. Both are real remodels. They are simply not priced the same way, which is why every quote here starts in the room.

Kitchens in the manufactured home parks

Most of the mobile home parks on the City's list sit on Soledad Canyon Road, Sierra Highway or Sand Canyon Road, and all three parks the City designates for seniors are on Soledad Canyon Road. A manufactured home kitchen is its own kind of build. The walls are thinner, the floor rests on a steel frame, cabinet sizes do not always match standard stock, and the supply and drain lines usually run under the floor behind a sealed bottom board.

The permit can come from a different place as well. California's housing department, HCD, is the enforcement agency for mobilehome parks unless a city or county has taken on that role with state approval, and HCD requires a permit before alteration work on a manufactured home begins. So a kitchen inside a park may be permitted through the state and not the City's Building and Safety counter. The agency gets confirmed for your park first, and the scope is written around it. Rural lots and split permit files

Sand Canyon is one of only three Special Standards Districts in the City code, written to keep the area rural and equestrian. One practical result is that new development there does not have to build curbs, gutters, sidewalks or street paving. For a kitchen, that makes the approach to the house part of the plan. A cabinet delivery, a counter crew carrying a heavy slab and a debris bin all need a way in, so that route is walked before anything gets scheduled. A bathroom on the same rural lot raises the drain questions more directly.

Older records may not be where you expect. Fair Oaks Ranch, the Jakes Way area and West Sand Canyon came into the City through the annexation tied to the Vista Canyon project, South Sand Canyon through a separate one, and Plum Canyon, Skyline Ranch and North Sand Canyon in 2018. Earlier kitchen permits there came from Los Angeles County. Where a wall is already gone, both agencies' files get pulled first.

FAQ

Common questions

The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.

Why does it matter which ZIP my Canyon Country kitchen is in?

Because the two ZIP codes that come closest to this community were built in different eras, and a kitchen carries its era in the walls. Census estimates put the median home in 91351 at 1982, with 23.7 percent of homes built in the 1960s. In 91387 the median is 1990. So a west side kitchen is more likely to need circuits, a panel and drain work behind the cabinets, while an east side kitchen is more often a finish and layout job. The ZIP lines do not follow the community boundary exactly, which is why the house itself gets the final word. What turns up behind the cabinets in a 1960s house in the 91351 ZIP?

Original work, more often than not. Counter outlets sharing a single circuit. A panel with no open spaces. A drain line of galvanized steel or cast iron narrowed by decades of grease. Now and then a wall patched around an old gas stub that nobody capped properly. None of it stops a remodel, and all of it is cheaper to handle with the room open than after new cabinets are screwed to the wall. The walk before the quote looks for these, so they are priced in writing and not discovered on demolition day.

Is a kitchen in a 1990s or 2000s house in 91387 mostly cosmetic?

Closer to cosmetic than on the west side, though rarely just paint. Builder grade kitchens from that period went in fast: particleboard boxes, laminate or tile counters, a thin sink, recessed lights on one switch. The circuits are usually workable. Layout, cabinet quality and lighting are the real decisions, and they move the price more than anything behind the drywall.

Should an old kitchen drain in west Canyon Country be replaced while the cabinets are out?

Worth a camera before anyone decides. If the line is sound, it stays. If it is scaled nearly shut or cracked, you see the footage and a separate line price, and the choice is yours.

Our 1960s panel is full. Does a Canyon Country kitchen remodel force an upgrade?

Not automatically. It depends on the load the new kitchen adds and what the panel can still carry. A subpanel covers some houses. Others need the service replaced. The math gets done on the walk.

The wall oven opening in our 1960s kitchen fits nothing sold today. What are the options?

Three, as a rule. Rebuild the cabinet around a current oven size, switch to a range and turn that tower into storage, or fit a microwave and warming drawer pair into the space. The right one depends on the circuit feeding that corner, so the electrical gets checked before you shop.

Can a manufactured home kitchen on Soledad Canyon Road take new cabinets and a stone counter?

It can, with a few checks a site built house does not need. The floor in a manufactured home is framed over a steel chassis, so a heavy stone top or a loaded island calls for a look at what the floor below can carry and where the supports sit. Walls are thinner and cabinets fasten into them differently. Stock cabinet sizes sometimes miss the openings, which means measuring before anyone opens a catalog. Plumbing typically runs beneath the floor inside a sealed bottom board, and opening that board is part of moving a sink. Plenty of options remain once those facts are known. The mistake is ordering first and checking second.

Who permits kitchen work in a mobile home park here?

Possibly the state. HCD is the enforcement agency for mobilehome parks unless a city or county has taken over that role with HCD approval, and HCD requires a permit before alteration work starts. Which agency covers your park is confirmed before the scope is written. Source: California HCD, local enforcement agencies for mobilehome parks, page read September 2026

Want this one answered for your own project?

Does a park on Soledad Canyon Road have an HOA that reviews kitchen plans?

Ask the park office first. The park's own rules on contractor parking, debris bins and working hours get settled there before day one.

My mother lives in one of the senior parks on Soledad Canyon Road. What makes her kitchen easier to use?

Reach and grip, mostly. Drawers in the base cabinets in place of deep shelves, so nothing lives at the back of a dark box. Upper cabinets hung a little lower, or open shelving at shoulder height. A lever faucet, a single bowl sink, and rocker switches that are easy to find. Good task lighting under the uppers matters more than people expect, and a microwave drawer or wall oven at counter height saves bending. Canyon Palms, Greenbrier Mobile Estates and Sierra Park are the three parks the City designates as senior parks, so this is a real question along that road. Every change still goes through the permit path for the park, and that path is confirmed first.

Can a range hood vent through the roof of a manufactured home?

Sometimes. The roof is the part to be careful with. Manufactured home roofs are built lighter than a site built roof, and many are metal or membrane, so a new penetration needs flashing made for that roof and a clear path between the framing members. A wall termination is often simpler. Either way it is an alteration, which brings the permit question back.

Does it matter for a new kitchen sink if our Sand Canyon lot is on septic?

It matters, so find out before the sink and appliances are chosen. Septic lots still exist inside City limits, which is why the City publishes guidelines for abandoning a septic system and connecting to public sewer. A garbage disposal sends food solids to the tank, and a second prep sink adds water the system has to absorb. Neither is automatically a problem, but both are decisions to make on purpose. Nobody should assume which way a given lot drains, so the process starts with what you know, then the records, and the drain plan is designed around the answer. If the house is on sewer, none of this applies.

How does a kitchen delivery reach a Sand Canyon house with no curb or paved frontage?

Planned ahead. The Sand Canyon district does not require new development to build curbs, gutters, sidewalks or street paving, so the last stretch to a house can be a drive a box truck does not love. Long cabinet cartons and a stone slab need a clear, firm path, and a bin needs a spot where it will not rut the ground. The route gets walked and the vehicles are picked to match.

We keep horses on our Sand Canyon property. Is there anything to plan into the kitchen?

The door you use after the barn. Horse keeping is part of what the district is written to preserve, so a kitchen here often takes the traffic of boots, feed buckets and a hose. A tough floor at that entry, a deep utility sink nearby, and a bench with storage outside the cooking zone keep the rest of the room clean. Cheaper to plan now than to retrofit.

Do the Sand Canyon district rules reach inside the house?

Not for a kitchen inside the existing walls. The district's standards deal with lots, access, fencing, lighting, trails and utilities for new development. Interior work follows the normal permit path.

A previous owner opened up our Plum Canyon kitchen before 2018. Where is that permit?

With Los Angeles County, if it was permitted. On 15 November 2018 the City annexed about 3,118 acres of inhabited land that included Plum Canyon, Skyline Ranch and North Sand Canyon, so earlier permits for those homes went through the County. The City's annexation map shows the same split for Fair Oaks Ranch and West Sand Canyon from 11 September 2012. That matters when a wall is already gone or a sink has already moved. You want to know the beam was inspected before new cabinets hang beside it, so both sets of records get checked. Sources: LA County Planning, Cruzan Mesa annexation notice, about 3,118 acres annexed 15 November 2018. City of Santa Clarita, completed annexations map, Fair Oaks Ranch / West Sand Canyon, 11 September 2012

Where would permits sit for older kitchen work in Fair Oaks Ranch or the Jakes Way area?

Possibly with the County. Both came into the City in the annexation tied to Vista Canyon, along with West Sand Canyon, so older work may only show in County records.

Do you remodel kitchens past the east edge of Canyon Country, in Agua Dulce?

No. Agua Dulce sits outside the area we serve, and the locations page lists every city we do cover. It is worth knowing where the line falls, because it is not only our line: Agua Dulce is unincorporated Los Angeles County with its own County Community Standards District, so the City's rules and counter on this page do not apply there and permits go through Los Angeles County Public Works Building and Safety instead. If your address is inside the City, everything on this page applies to your kitchen.

What is under the floor of a 1960s kitchen in the 91351 ZIP?

Often more than one floor. Sheet vinyl over older tile over a wood underlayment is a common stack, and older sheet goods and their adhesives can contain asbestos, which gets tested before anyone scrapes. Getting the old layers up and the base flat is part of the floor work in an older Canyon Country kitchen, and it is priced before the cabinets are set, because new cabinets should sit on a known floor height and not on a guess.

Can a new backsplash go straight onto the walls of an older west side kitchen?

Only after the wall is checked. Decades of grease, patched outlet boxes, and an old backsplash pulled off with the drywall paper still hanging all leave a surface tile will not stay on. A skim coat and primer fixes some walls. Others get new drywall behind the counter, which is cheap with the counters out. The setting plan for backsplash tile on Canyon Country walls starts from that surface.

Our 91387 kitchen layout already works. Is it worth keeping?

Frequently. Keeping the sink, range and refrigerator where they are means no new drain, gas or dedicated circuits, and the money goes into cabinets, counters and light. A layout that works is not something to move just because the rest of the room is changing.

What happens on the first visit for a Canyon Country kitchen quote?

A walk through the house with a short list specific to this side of the valley. Which era the kitchen comes from, and what that says about the panel and the drain. Whether the home sits in a park, which changes who issues the permit. Whether a rural lot is on septic, and how a delivery reaches the door. Whether earlier work was permitted by the County before an annexation. Then you get a written scope, one fixed price, and one person who stays with the job from that first walk to the last punch item.
