Flooring & Staircases in Canyon Country
New flooring in Canyon Country mostly depends on what is already down there. In the 91351 ZIP a large share of homes were built before 1980, so a living room can hide two or three older floors and adhesives that need testing before they come up. East side homes in 91387 are newer, often builder carpet over a slab that is not as flat as it looks. In the manufactured homes along Soledad Canyon Road and Sierra Highway, the floor is decking over a steel frame. Each gets its own preparation, priced in writing.

Old layers on the west side
Older floors rarely come out clean. Pull the carpet in a pre-1980 house and there may be sheet vinyl, then small square tiles, then a black adhesive stuck hard to the concrete. Some sheet goods, tiles and mastics from those decades can contain asbestos. In this air district the survey rule does not turn on the year the house was built, so a whole room tear out gets that question answered before anything is scraped.
Once the layers are identified the choices narrow quickly. An old floor that is flat and firmly stuck can sometimes stay put under a floating floor and never be disturbed. Others have to come up, because they have lifted or because the new product needs bare concrete. That call is made on paper, and it lands as its own line in the quote, not as a surprise stop partway through the job.
Newer slabs and what sits under them
In the 91387 ZIP roughly a third of homes were built in 2000 or later, and plenty of them still have builder carpet over concrete with a little tile at the entry. When that carpet comes up, the slab is usually younger and sounder than a west side one, and it still gets checked for flatness, moisture and cracks before plank or engineered wood goes down. Carpet forgives a hump. Plank shows every one.
The ground is worth a thought too. Environmental work the City published for Vista Canyon describes mudstone at that site that can swell after being soaked again and again, and it notes that the Mint Canyon quadrangle map gives riverside alluvium a potential liquefaction rating. Neither is a rule for every lot. Both are reasons to treat a slab crack as information. A tight hairline with level edges is ordinary shrinkage. An edge that has lifted says the concrete moved, and the floor over it needs a plan for that.
Floors in the park homes
Of the sixteen mobile home parks the City lists, eleven are on Soledad Canyon Road, Sierra Highway or Sand Canyon Road. Flooring in those homes is its own trade. The decking is usually particleboard or OSB fastened to framing that rests on a steel chassis, and it softens wherever water has reached it: at the tub, the toilet, the water heater closet and the laundry. New flooring over soft decking fails from underneath, so those sections are cut out and replaced first.
Multi section homes add a marriage line where the halves meet, and it is seldom perfectly level. A floating floor across it needs the seam flattened or a transition set on it. Weight matters less for plank than it does for tile in a park home, which needs a stiffer floor. For a household in one of the three senior parks, a floor that stays level at every doorway is the goal.

FAQ
Common questions
The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.
How likely is an older floor layer under the carpet in a 91351 house?
Likely enough to plan for. Census estimates show about 45 percent of homes in 91351 were built before 1980, against about 20 percent in 91387, where roughly a third went up in 2000 or later. A house that has changed hands several times has usually been through several floors, and installers in earlier decades often laid new material straight over old. So the carpet in a west side living room may sit on sheet vinyl, which may sit on tile. None of it shows until a corner comes up, which is exactly why a corner comes up before the quote. Is a whole house of old vinyl in a pre-1980 west side home a survey job?
Very likely. South Coast AQMD Rule 1403 requires an asbestos survey before renovation or demolition, and it does not care what year the house was built. That survey step is waived only for a job in a single unit dwelling that removes or strips under 100 square feet of material containing asbestos, and a living room, hall and kitchen of sheet vinyl add up well past that. Older sheet vinyl, vinyl tile and black cutback adhesive are the usual suspects. A survey takes samples and a lab reads them. If something turns up, a licensed abatement contractor removes it, or the plan changes so it is left undisturbed under the new floor. Either way, that is settled before tear out day. Can a new floor float over old vinyl in a 1970s house on the west side?
Often. A floating plank floor can go over old sheet vinyl or tile that is flat, well stuck and not cushioned, which leaves it undisturbed. The catch is height at the doors, the dishwasher opening and the step down to the garage. Those get measured before anyone decides the old floor stays.
Our 1960s house in 91351 has hardwood under the carpet. Can it be refinished?
Sometimes. It is worth a look before buying new. Some houses from that era had oak strip floors that were later covered with carpet. If the boards still have enough wood above the tongue to sand and the tack strip damage stays at the edges, a refinish can bring them back. Pet stains, cupping from an old leak, or boards already sanded thin push toward replacement. Pulling back a small section near a wall answers it.
What does builder carpet in a newer 91387 house usually hide?
A slab that looks fine and is rarely flat enough for plank as it stands. Carpet rode over small humps and dips. Plank and tile cannot, so high spots get ground, low ones get filled, and the tack strip holes along the walls get patched.
Should a 91387 slab be moisture tested before engineered wood goes down?
Yes. Newer is not the same as dry, and the test costs far less than a floor that cups. It happens before a product is chosen.
A crack runs across our Canyon Country slab under the carpet. Is that a problem for new flooring?
A slab often has a crack or two, and a tight hairline with both sides level is normal shrinkage. What earns attention is a crack that has opened wider or has one edge higher than the other, because that means the slab has moved. Ground here varies, and the City's Vista Canyon environmental work describes mudstone at that site that can swell with repeated wetting, so movement is something to look for and not assume either way. A moving crack under plank or tile will telegraph through, so it is evaluated first, sometimes by an engineer. Does living near the Santa Clara River change what floor I should pick?
It can. FEMA revised the flood maps for the Santa Clara River watershed, which includes the City, so a home along the river may now sit in or out of a mapped zone. Where an address sits in one, a ground floor that tolerates water, like tile or waterproof vinyl plank on a sound base, recovers far better than solid wood or carpet. Check the current map for the address before choosing.
Want this one answered for your own project?
What is the floor made of in a manufactured home on Soledad Canyon Road?
Particleboard or OSB decking, in most homes, fastened to floor framing that rests on the steel chassis, with plumbing and ducts in the space below. It is lighter than a site built floor and far less forgiving of water. Eleven of the City's sixteen listed parks are on Soledad Canyon Road, Sierra Highway and Sand Canyon Road, so this floor is a common starting point in Canyon Country. How are soft spots found in a park home floor before new flooring goes down?
By walking it slowly and pressing with a heel near the tub, the toilet, the water heater, the kitchen sink and every exterior door. Soft decking gives. Those areas are cut back to firm framing and replaced with new panels screwed down tight.
Can vinyl plank run across the marriage line of a double wide?
Once the seam is dealt with. Where the halves meet there is often a slight ridge or dip. It gets flattened, shimmed, or bridged with a stiff underlayment first, or a transition sits right on the line so the floor can move without splitting.
Does new flooring in a park home need a permit from HCD?
Whether surface flooring alone counts as an alteration is the agency's call, and it gets asked. Replacing decking or framing is more clearly an alteration, and HCD requires a permit before that kind of work begins. Inside a park the agency may be the state and not City Building and Safety, so the question is answered for your park before scheduling. Which floor keeps a senior park home on Soledad Canyon Road free of trip edges?
One continuous floor at one height. A single run of vinyl plank or sheet through the living room, kitchen and hall removes the thresholds between those rooms, and a walker rolls on it without catching. Where the floor has to change, a beveled transition keeps the edge gentle. A matte, lightly textured surface cuts glare and grips better than a glossy one.
Is laminate a good idea near the laundry or water heater in a park home?
Not there. Laminate can swell when it gets wet. Waterproof vinyl belongs by the washer, the water heater and the bath.
Can hardwood go into a manufactured home?
Engineered wood can, floated or glued over sound decking. Solid hardwood nailed down is a poor match for panel decking and the humidity swings under a lightly insulated floor. Vinyl plank is the practical pick for weight, water and cost.
Our 91387 stairs are carpeted over builder treads. What changes if they get hard flooring?
The treads underneath are rough stock meant to be covered, so they are either capped with nosing and matching plank or replaced with finished treads. Every step gets measured so the rise stays even from top to bottom, because adding thickness to only some steps creates a trip hazard.
Old tack strip and staples cover the slab after the carpet comes up in our west side house. Does that matter?
Only if they stay. Every staple and nail comes out and every hole is filled, or the new floor shows them as bumps.
Should new flooring go in before or after new cabinets in an older 91351 kitchen?
Plan them together. Running the floor under the cabinets avoids patching later, but in an older house with stacked layers the floor height has to be settled first so the dishwasher and range still slide out. That is why flooring is coordinated with the cabinet work in a Canyon Country kitchen and not scheduled on its own.
Is carpet still worth considering in a park home bedroom?
Often. It is light, warm over a thin floor, and quiet underfoot. Keep it out of wet areas and away from entries where it traps grit.
Why does flooring in a pre-1980 west side home take longer than in a newer east side home?
Because the first half of the job is subtraction. Testing, removing old layers and flattening what is left all happen before new flooring arrives. In a newer house preparation can start as soon as the carpet comes up.
Can the old floor in a senior park home stay under new vinyl?
If it is flat, firm and well attached, sometimes. A new layer raises the height at every door, so the bathroom and entry transitions get checked first. In a lightly framed home, each added layer is also weight, which favors thin products.
What does a Canyon Country flooring quote cover that a store estimate does not?
The work under the floor. Identifying old layers, and whether a survey is needed. Removal, and what happens to any material that tests positive. Grinding, filling or leveling the slab. Moisture testing before wood. In a park home, replacing soft decking and dealing with the marriage line. Pulling and resetting toilets, appliances and trim. Then the floor itself. Every one of those lines is written out with a fixed price before a single box is opened, and one person answers for all of it from the first walk to the last threshold.
