Windows in Castaic
Census tallies for the Castaic CDP rank the 1980s first among build decades, and a house from that decade may still have the windows it was built with. Replacing them here raises two local questions. The permit goes to Los Angeles County Building and Safety, because Castaic has no city of its own, and parts of Castaic sit in mapped fire hazard severity zones, where the County now applies wildfire construction rules to alterations of existing homes. We settle both before a single opening is measured for the order.

What a 1980s Castaic house brings to the job
Census estimates for the Castaic census area show the 1980s as the biggest single build decade, a little ahead of the 2000s, with the 1990s well behind both and only a small share of homes from before 1980. Homes at the north end that fall outside the census boundary are not in those numbers. What the figure really tells you is timing. A house from the 1980s has taken enough summers that its first windows, if it still has them, deserve a hard look, and later replacements may be a patchwork of whatever each owner picked.
So the walk starts by finding out what is actually in each opening. Frame material, single or dual pane glass, a failed seal showing as fog between the panes, and whether an earlier owner swapped a few openings and left the rest. Then the wall around each one, because the stucco edge, the flashing and the sill decide the installation method more than the window catalog does.
Fire zone rules now reach existing homes
Parts of Castaic map as Very High fire hazard. The County fire code names Castaic as lying wholly or partly within a local zone. That wording is the reason each parcel gets its own lookup, not an assumption about the whole community.
Under the County residential code, Chapter 5 of the California Wildland-Urban Interface Code, which covers wildfire construction, reaches additions, alterations and repairs of existing buildings in a fire hazard severity zone when the permit application is filed from the start of 2026 onward. For a window job, the product gets chosen against that chapter as well as the state energy code, and we confirm what your exact scope requires with the County before anything is ordered. The Hughes Fire, which started near Castaic Lake, is why nobody here treats that as a formality.
Inside the old frame or back to the stud
A retrofit unit sits inside the existing frame and leaves the stucco alone. A full frame replacement cuts back to the rough opening, replaces the flashing, and leaves stucco to patch and texture afterward. On a fire zone parcel the choice has one more input, since the whole opening, frame and gaps included, faces heat and embers, not just the glass. The condition of the old frame and the sill settles which way to go.
Bedroom windows get measured on their own, because a retrofit gives up a little clear opening at the edges, and the escape opening rules for replacement windows get checked before a retrofit or full frame method is picked. The patio slider gets the same attention, since it is usually the largest glass on the back of the house. Where new windows are part of a bigger exterior refresh, repainting a Castaic exterior belongs after the windows are set and sealed.

FAQ
Common questions
The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.
Which office permits a window replacement on a Castaic house?
Los Angeles County Building and Safety handles it, since Castaic is unincorporated. Plans, fees and inspection requests run through EPIC-LA, the County's permit portal, and the County also keeps a valley office in Valencia. We confirm on the walk how your scope is classed and file it.
Do County wildfire rules apply when I only replace windows in Castaic?
Where the house is in a fire hazard severity zone and the permit application is filed on or after January 1, 2026, the County code says they do. Its residential code extends Chapter 5 of the California Wildland-Urban Interface Code, the wildfire construction chapter, to additions, alterations and repairs made to existing buildings in any such zone. Plenty of advice online still ties those standards to new construction only, which is out of date for an unincorporated Castaic address. So the sequence is fixed: look up the parcel, check the window specification against the chapter with the County, and only then place the order. A custom window sent back because it missed a fire requirement is the most expensive way to learn the rule. How many Castaic homes actually date from the 1980s?
About 2,276 of roughly 5,865 housing units in the Castaic census area, close to four in ten, according to the Census Bureau's 2020 to 2024 estimates, with a margin of error of about 300. The 2000s come next at about 2,026. Homes at the north end outside the census boundary are not counted, so the share on any one street can differ. My Castaic house may still have its first windows. What gets checked before pricing?
The wall around them comes first. A sill that has sat under a failed flashing lap for decades can be soft, and that is carpentry that belongs in the scope, not a surprise on install day. We open one opening early, look at the framing and the building paper at the stucco edge, and price the rest from what we find. Then the frames themselves: whether they are sound enough to accept a retrofit unit, and whether they have any thermal break. Last, the bedrooms, measured for escape opening size, so the escape opening rules for a replacement window get checked before we pick a method.
Does a fire zone parcel narrow my choice of windows?
It can. The window has to satisfy the wildfire chapter as well as the energy code, and that can take some frame and glass combinations off the table. We show the compliant options side by side with their costs, so you see what the zone adds on your house.
What happened in the Hughes Fire near Castaic Lake?
CAL FIRE records it starting on January 22, 2025 at Lake Hughes Road near Castaic Lake, burning 10,425 acres before full containment, with one structure listed as damaged. It is recent local evidence of why ember exposure matters here. Windows, their frames and the gaps around them are among the places heat and embers test a house, so it is a sensible lens for choosing replacements on a Castaic lot. Does the Castaic district dictate a window style for my house?
No. The district's Spanish, Southwestern or Mediterranean architecture requirement, tile roof and all, is written for commercial buildings. A house is not held to it, so frame color and grid pattern stay your call within the fire and energy rules.
Will replacement windows raise the assessed value of a Castaic home?
Replacing windows appears on the County Assessor's list of work that is not assessable. A new opening or an addition bringing new glass is a separate question.
Want this one answered for your own project?
Can I add a window where a Castaic wall has none now?
Yes, as structural work. A new opening needs a header big enough for the load above it and a County permit, and on a fire zone parcel it is an alteration under the County wildfire rules like any other window. If that opening is part of a larger change to how the house lives, a whole home renovation in Castaic may be the cleaner way to scope it, so the header, the wiring already in that wall and the interior finishes are planned once.
What about the slider onto the back patio?
Like any other opening, and it is usually the largest glass on the house. On a fire zone parcel the door goes through the same wildfire check as the windows. The track and threshold get new flashing so water running off the patio stays outside.
Does a north Castaic home follow different rules for windows?
For land use it can, and for the window itself it does not. Lots inside the Northlake specific plan area follow that plan and sit outside the Castaic district while it stays in effect, and homes beyond the census boundary are missing from the Castaic housing numbers. The window still goes through County Building and Safety, and fire zone maps get read parcel by parcel at that end too.
How are inspections booked on a County window permit?
Whoever holds the permit requests each visit online in EPIC-LA. We make the requests and meet the inspector on site.
Can a County permit run out before my windows arrive?
Only if the job stalls. A County permit expires when work does not start within a set period after issuance, or stops for too long once started, and extensions have to be requested in writing. We time the permit against the product lead time so that clock is never the problem.
What usually fails first on windows in a 1980s Castaic house?
Seals and hardware. On a dual pane unit the edge seal lets moisture in, and the glass fogs between the panes where no cloth can reach. On an older slider the rollers and latches wear until the sash drags or will not lock. Either one means the unit is finished, whatever the frame looks like from the street.
Does the state energy code still apply in unincorporated County?
Yes. California's energy standards are statewide, and new units in a permitted window change have to meet them, judged by U-factor and solar heat gain coefficient. The County checks that on your permit. In a fire zone the same unit also has to satisfy the wildfire chapter, so we look for products that clear both.
Are windows part of defensible space?
Not in County Fire's sense. Defensible space is the clearance of plants and fuel outward from the house, and County Fire maps fuel modification in zones reaching away from the structure. Windows are the building itself. The two work as a pair: cleared ground keeps flame back, and the openings decide how the house handles embers that still arrive.
Do I need a fuel modification plan just to replace windows?
No. County Fire ties that review to new structures, big additions and a change in how a building is classified, not to new glass in walls that are already there.
My Hillcrest house backs onto a slope. Does that change installation?
Mostly it changes access. Openings on a downhill wall can sit well above the ground outside, which calls for scaffolding or a lift, and some slopes behind Hillcrest homes were in a County landscape maintenance district as of 2017, not in your yard. We confirm where staging can stand before the install day.
Is lead paint a concern on an older Castaic house?
Only on the small group of homes built before 1978, the date the federal lead renovation rule turns on, and Census estimates put only a modest share of Castaic CDP housing before 1980. The rule covers most housing of that age, with limited exemptions. Its small job allowance does not cover window replacement, so on those homes a window job is covered work at any size. If the record shows a build year before 1978, ask the window company to show its EPA firm certification before the job begins. Only a renovator, inspector or risk assessor with EPA certification can declare the old paint lead free.
Does a County permit mean a longer wait for windows?
That depends on the scope. The County checks quick, simple jobs at its counter in the morning and takes more complex ones in the order they arrive, so a straight replacement and a new structural opening can run on very different clocks. Product lead time is usually the longer wait anyway. Submitting early keeps the two in step.
Who is my contact on a Castaic window job?
The person who walked your house and measured the openings. That same person files the County permit, books inspections and walks the finished openings with you.
Do you replace entry and patio doors along with the windows?
Yes. On a fire zone parcel the doors go through the same wildfire check as the glass. Ordering doors and windows together keeps frame finishes matched and keeps every opening in one set of drawings.
How do I get a written quote for windows in Castaic?
Call and we will set a time to walk the house. We measure every opening, note what frame and glass are in each one, check the bedroom windows against escape size, and look at the wall around the worst openings. The parcel gets looked up for the fire zone, and we confirm how the County classes your scope. Then the scope and a fixed price reach you in writing before anything is ordered, with each product listed by its performance and fire compliance, not just a brand name, and the stucco, trim and permit work spelled out as their own lines. No order goes in until the parcel and the product agree.
