Windows in Canyon Country

Canyon Country holds two housing eras, and the windows show it. Nearly a quarter of the homes in the 91351 ZIP went up in the 1960s, which is where original frames are most likely to still be in the wall. The 91387 side is younger, with a median build year of 1990. Then there are the manufactured homes along Soledad Canyon Road, which answer to a state permit, and two fires that started near Tick Canyon Road and Sand Canyon Road. That makes window replacement here several different jobs under one name.

Windows in pictures

Two eras under one community name

Census figures for the 91351 ZIP put the median home at 1982, with close to 45 percent built before 1980. Valencia's 91355 ZIP has roughly a tenth of its homes from the 1960s. The 91351 ZIP has more than twice that share. A house from that decade is where single pane glass in thin aluminum frames tends to survive, where the sill framing has had decades of sun and the odd winter storm, and where the painted trim predates the federal lead rule. The 91387 ZIP reads differently. About a third of its homes were built in 2000 or later, and 30 percent in the 1980s. Windows there are usually dual pane already, so the question is whether the seals, the frames and the glass still earn their place, not whether the house has ever been updated. Park homes follow the state's permit

Most of the mobile home parks on the City's own list sit on Soledad Canyon Road, Sierra Highway or Sand Canyon Road, and all three parks the City designates as senior parks are on Soledad Canyon Road. Windows in those homes are a different product from the ones in a stucco tract house. The wall is thinner, the fastening is different, and the replacement unit has to be made for that kind of wall.

The permit is different too. HCD says any alteration of a mobilehome or manufactured home needs a permit before the work begins, and HCD is the enforcement agency for parks unless a local agency has taken that role over with its approval. That is checked park by park before anything is ordered.

Heat, embers and the zone map

The Tick Fire started at Tick Canyon Road and Summit Knoll Road, and the Sand Fire started near the 14 Freeway and Sand Canyon Road. Glass is one of the places a house is exposed when fire comes through, both to radiant heat and to embers finding an open window or a gap in a failed frame. On an older single pane window that exposure is real, and it is one more reason the frame choice deserves thought.

Which standards actually apply is decided by the address, not by the history. The City's 2025 Fire Hazard Severity Zone Map is where that starts, so the parcel gets checked before a product is chosen. Inside a mapped City Fire Hazard Zone, the City building code counts how many openings you replace, and past half of them within a year, every window and door on the house comes under the wildfire code. If the scope grows past windows into a larger renovation of an older Canyon Country house, that check matters even more.

FAQ

Common questions

The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.

How old are the houses in the 91351 ZIP, and what does that mean for the windows?

Older than Valencia's or Saugus's, going by the share built in the 1960s. Census estimates for 2020 to 2024 put about 45 percent of homes in the 91351 ZIP before 1980, and 23.7 percent in the 1960s alone, against 10.9 percent in Valencia's 91355 ZIP and 10.2 percent in Saugus's 91350. For windows, a 1960s house is where single pane glass in the original aluminum frames is most likely to survive, along with sills that have taken decades of weather and painted trim old enough for the federal lead rule to reach. None of that stops a replacement. It changes what gets inspected before the order goes in, and it changes the price, so it belongs on the first visit. Our house is on the 91387 side and dates from around 1990. Are the windows due?

Possibly not all of them. The median home in that ZIP was built in 1990, so many have dual pane units already. Look for fogging between the panes, frames that no longer latch, and sliders that drag. Those are the ones to replace. The rest can often wait.

Can you replace windows on a manufactured home in a Soledad Canyon Road park?

Yes, on the right permit path. HCD, the state housing department, states that before beginning any work to alter a mobilehome or manufactured home, the owner must first get a permit. Whether a straight window swap counts as an alteration gets confirmed with the agency. HCD is also the enforcement agency for mobilehome parks unless a city or county has become the local enforcement agency with HCD approval, so the first job is confirming who issues that permit for your park. After that comes the product, since units built for a site built stucco wall do not suit a manufactured home wall. The park's own rules on appearance are the last check before ordering. Does it matter which park, Soledad Canyon Road, Sierra Highway or Sand Canyon Road?

The state framework is the same in each. What differs is the park's own rules and whether a local agency has taken over enforcement, so each park gets confirmed on its own.

We live in one of the senior parks. Which window details help most?

Hardware you can work with one hand. A casement crank or a lever latch is easier on stiff fingers than a small cam lock high on a slider. Sills low enough to see out of from a chair help too. Screens that lift out without tools make cleaning a job you can still do yourself. None of it costs much when it is chosen up front.

Are windows in a manufactured home built like house windows?

Not usually. The wall is thinner and the units are made to suit it, so a standard replacement window from a big box aisle rarely fits properly. The opening gets measured and the product matched to that wall.

The Tick Fire started close to us. Does that mean special glass?

Not automatically, and it is worth being precise. Your address and its fire hazard zone decide which standards apply, not the memory of a fire. What the history does make sensible is a hard look at the weakest openings. A single pane window can crack from radiant heat and let embers in. Dual pane glass with a tempered pane holds up much better to heat, which is why it comes up on exposed lots. Sound frames and tight weatherstripping also keep embers from finding a gap. We talk through those choices after the zone check, not before.

If our parcel is in a City Fire Hazard Zone, how many windows can we swap before the wildfire code covers all of them?

Up to half. Under the City's 2025 building code, enforceable from 1 January 2026, replacing more than 50 percent of the windows and doors on a building brings every window and door on it under the California Wildland Urban Interface Code. The count is cumulative over any one year period, so doing half in spring and half in autumn does not avoid it. Outside a mapped zone this section does not apply, which is why the zone check comes before any phasing plan. Inside one, a job that starts as eight windows can become the whole house, and the quote should say so plainly. How do I check my parcel against the fire hazard map?

Enter the address in the State Fire Marshal's zone viewer, then compare it with the City's 2025 Fire Hazard Severity Zone Map.

The painted trim around our 1960s windows is original. What rule applies?

A house from the 1960s is old enough for the federal lead renovation rule in 40 CFR 745 to reach it, with limited exemptions, and the rule's small repair allowance never covers a window replacement, whatever its size. Window trim, sills and stops are exactly what a replacement disturbs. Only an inspector, risk assessor or renovator holding the right certification can find those parts free of lead based paint, and only a firm with EPA certification may do covered work. Ask for both before any trim comes off.

How can I tell whether my windows are the originals?

Look at the edge of the glass. One sheet with no sealed gap and no spacer strip means single pane. A thin, bare aluminum frame that sweats on a cold morning is another sign.

Our neighborhood was County land until it was annexed. Who permits the windows now?

The City, for any work done after the switch. Several edges of Canyon Country joined the City after its founding: Fair Oaks Ranch with West Sand Canyon, then South Sand Canyon, then Plum Canyon, Skyline Ranch and North Sand Canyon. Older permit records for those homes may still sit with Los Angeles County, which matters if a past owner changed an opening and you want to know whether it was ever approved.

We are close to the 14 Freeway. Will new windows cut the noise?

They help, and the details decide how much. Replacing single pane glass with dual pane makes a clear difference on its own. Laminated glass on the side facing the freeway goes further. Most of the remaining noise comes through gaps, so the seal around the frame matters as much as the glass. Tell us noise is the goal and the specification follows it.

On an older house here, where does a phased window job start?

With the openings that are failing, not with the prettiest room. Bedrooms come early, since a stuck window in a bedroom is a way out that does not work. Next come the frames that leak air or water and the glass taking the hottest afternoon sun. Measure and order the whole house together if the frames need to match, and install in stages.

Can a window opening be made bigger in an older Canyon Country house?

Usually, with structure and a permit. A wider opening needs a new header sized for what sits above it, and in a single story tract house that is often a roof load. The stucco gets cut back past the new opening and patched to match, and the interior wall gets repaired and made ready for paint. A taller opening in a bedroom can also improve the way out in an emergency. Because the wall is open anyway, it is also the moment to look at the wiring and framing around it.

Does the Sand Canyon district have window rules?

Not for glazing. Its standards deal with horses, trails, fences, street lighting, access and sewer. The fire zone check is what applies to windows on a Sand Canyon lot.

Our living room faces the afternoon sun across the canyon. What glass helps?

Glass with a low solar heat gain rating on that wall, and exterior shade if you can add it. The sun side is where the money shows.

Do the screens matter when there is a fire nearby?

A screen is not fire protection. A metal mesh screen does stand up to heat better than a fiberglass one, though, and keeps some embers out of a window left open. Closing every window before you leave matters far more.

Can the patio slider be replaced at the same time?

Yes. It is often the leakiest opening in an older house, and it is usually worth doing in the same visit. If a new patio is coming, pour the slab at the slider after the door is set so the threshold height works.

What does the inside of the house look like on install day?

One opening at a time, with the old unit out and the new one set, sealed and trimmed before the next one is opened. Furniture near each window gets moved and covered. On an older house the sill gets inspected at every opening while it is exposed, and anything soft gets repaired before the new frame covers it.

Are Canyon Country's older aluminum frames worth reusing with new glass?

Rarely. Old aluminum frames without a thermal break conduct heat straight through, and the tracks and seals are usually worn. New glass in a tired frame buys little. The honest answer is to replace the unit.

Can one company handle the windows in a manufactured home and in a house on the same trip?

The crews can, but the paperwork cannot be combined. The site built house goes through City Building and Safety. The manufactured home follows its own permit path. Each gets its own permit and its own inspection.

How is a window quote put together for a Canyon Country home?

It starts with what kind of home it is and where it sits. A 1960s house in the 91351 ZIP, a 1990s house on the 91387 side and a manufactured home in a park each get a different first question. On the walk every opening is measured and its condition noted, the bedroom windows get a look for a working way out, original trim on an older house gets noted so you can ask about a proper lead finding, and the address gets checked against the fire zone map. The written quote names the product and its glass, the permit path it will follow, and the trim and stucco work that goes with each opening, with one fixed price and one person to call from the first measurement to the last walkthrough.
