Complete Home Renovations in Stevenson Ranch

Renovating in Stevenson Ranch usually means updating a house from the 1990s or 2000s, not rescuing one from the 1950s. The structure tends to be younger. The rules around it are specific: County permits, a master HOA that approves exterior changes in writing, and a Very High fire hazard rating that the County maps well inside the tracts, confirmed parcel by parcel. We scope the whole house against all of it, fix the price in writing, and run the trades in order behind one point of contact.

What a house from the 1990s or 2000s is ready for

Census estimates put most Stevenson Ranch housing in two decades, the 1990s and the 2000s, with very little built before 1980. That shapes a renovation from day one. You are rarely chasing the failures of a much older house. More often you are replacing original or early replacement finishes and fixtures, rethinking a floor plan drawn for how people lived when the tract was new, and deciding which original equipment has earned replacement while the walls are open.

Castaic, another unincorporated community in the valley, has housing that peaks in the 1980s, two decades before the Stevenson Ranch peak in the 2000s, so the two do not start from the same house. A Stevenson Ranch scope still opens with the panel, the plumbing, the attic and the framing, because young is not the same as untouched, and a renovation is the cheapest moment to correct what a previous owner changed. Where the kitchen is the biggest single change, a Stevenson Ranch kitchen remodel runs inside the same scope and the same schedule.

County permits, the fire map and the committee

Stevenson Ranch was planned as one master community and never became part of a city, so a renovation here answers to three layers. LA County Building and Safety issues the permit. The master HOA's Architectural Committee rules on anything seen from outside. In a townhome tract such as Diamondhead, Marblehead or Treana, the sub-association manager weighs in too. Beneath all of it, the zoning shifts between tracts, with RPD in some neighborhoods and R-1-5000 in others, which starts to matter once a wall moves outward.

The fire map reaches further into a renovation than people expect. Once a County permit application is filed on or after 1 January 2026, the wildfire construction rules reach altering or repairing a house that sits in a Fire Hazard Severity Zone, and the County's zone map rates even level streets here Very High. New windows, siding, vents or a new roof covering are where that shows, and each one is a committee item as well. None of that touches your interior layout. All of it belongs in the schedule.

When the renovation reaches the ground

Renovation usually stays inside the walls. Some of it reaches the foundation: a bearing wall that comes out and needs new posts and footings, a room pushed outward, a patio enclosed. On those jobs the ground here matters. The State's seismic hazard maps draw earthquake induced landslide zones around the Stevenson Ranch tracts, and a liquefaction zone in the western end and side canyons of Pico Canyon, so a soils review can enter a structural scope. You get a written scope that separates systems, structure and finishes, a fixed price before demolition, a single contact who answers for the whole job, and rough work inspected by the County before drywall hides it. When an open wall shows something nobody could see at the estimate, you see it too, and you approve the change in writing before anyone acts on it.

FAQ

Common questions

The questions we hear most often, answered plainly. If your question is not here, call us and we will answer it the same way.

What build years should I expect in a Stevenson Ranch house before renovating?

Mostly the 1990s and 2000s. Census estimates for the Stevenson Ranch CDP put about 79 percent of housing units in the 1990 to 2009 build years, and only about 2 percent before 1980. Castaic, also unincorporated, peaks earlier, with about 39 percent of its units built in the 1980s. So a renovation here usually starts from a house somewhere in its late teens to late thirties, not a mid century one, and the scope is written for that house. The starting point is often original or early replacement cabinets, tile, flooring, windows and fixtures, and the work is about updating them, not rescuing the structure behind them. Does a house this young still need its systems opened up and checked?

Yes. Age tells you where to look, not what you will find. A previous owner may have added circuits, moved a fixture or finished a space without a permit, and original builder equipment does not last forever. The panel, the water heater, the ductwork and the attic all get looked at before the scope is priced.

Which parts of a renovation can skip County plan review?

Some of the mechanical and electrical pieces. The County's Express Permit is self issued and online only, meant for simple residential work that needs no plan review, and the examples it lists include a water heater, an HVAC unit swap, drain repair, lighting and a new electrical panel. Projects the County can plan check in 15 minutes or less may be reviewed over the counter during morning hours. Anything more complex joins the plan check line in turn, which is where layout changes and structural work land. Do the wildfire construction rules reach a renovation, or only new houses?

They reach renovations on County permits now. Where the building permit application is filed on or after 1 January 2026 and the house sits in a Fire Hazard Severity Zone, County Code Title 30 section R337 holds any addition, alteration or repair of it to every section of the Wildland-Urban Interface Code. Stevenson Ranch is on the County Fire Code's list of unincorporated communities that sit, in whole or in part, inside a Local Responsibility Area zone, and its mapped Very High area is not confined to the hillsides. In whole or in part is the reason your own parcel gets looked up. If it is in, the exterior parts of your renovation are specified for it, and the price says so. Does an interior renovation need HOA approval?

The master HOA's written approval rule is about exterior improvements. Interior layout and finishes are not on it. In an attached home, read your sub-association's documents too.

What counts as exterior work to the Stevenson Ranch HOA?

More than paint. The Architectural Committee's rule names painting, landscaping, hardscape, pools, spas, patio covers and gazebos, and it covers all exterior improvements without being limited to that list. New windows, doors and a changed roofline fall under the same rule. Approval comes in writing, before work begins.

Does the City of Santa Clarita permit a Stevenson Ranch renovation?

No. Stevenson Ranch is unincorporated LA County, so County Building and Safety handles it.

Does the planted slope behind the house limit an exterior renovation?

It limits where the work can stand. If the bank behind the house falls inside Zone 25 of the County's landscape maintenance district, County Public Works, in a 2016 report, described that ground as shared easement belonging jointly to the development's owners, with the district doing the upkeep. Scaffolding for new stucco, a ladder for a reroof and the pile of old siding stay inside your own line, and that line comes from your survey, not the fence.

Where can the renovation dumpster sit on a Stevenson Ranch street?

On your driveway if it fits. Out on the street, the County's road permit FAQ says a dumpster set out by the house needs a Road Encroachment Permit, and that permit covers only a limited run of days. A whole house job fills a bin more than once, so where each one sits gets settled before demolition, along with anything the master HOA or your sub-association says about it.

Does a renovation raise my property taxes?

It depends on what changes. The LA County Assessor treats like for like replacement of cabinets, countertops, flooring and fixtures as not assessable, and the same goes for reroofing or replacing doors, windows, fences or decks. Changing a kitchen or bathroom layout, upgrading plumbing or electrical capacity, or stepping up to higher grade finishes can be assessable. That is worth knowing while you decide whether to keep a layout or move it, because moving a sink or a shower can carry a tax consequence on top of the plumbing cost. The Assessor has the final word on your numbers, and a call before design costs nothing.

Can a bearing wall come out of a 1990s or 2000s tract house?

Usually, with an engineer. The beam gets sized for the load, posts carry it down to footings that can take it, and the stamped plan goes through County plan check before the wall is touched. On a lot near a mapped landslide or liquefaction zone, those new footings can draw soils questions, so that possibility gets raised at design. Upstairs loads often land on exactly the partition standing between kitchen and family room, and in a townhome that wall may also touch something your association controls. What you want the room to become is the easy part. Where the load goes is the part that gets drawn.

Is there a Community Standards District or specific plan to follow?

Neither. No Community Standards District covers Stevenson Ranch, and no adopted specific plan appears on the County's map for its neighborhoods.

Does zoning matter if the renovation adds no square footage?

Rarely for interior work. Once a renovation pushes a wall out, encloses a patio or adds an exterior structure, the zone on your parcel sets the setbacks, and in Stevenson Ranch that zone can change from one tract to the next.

Should new windows be part of a Stevenson Ranch renovation?

If the originals are near the end of their life, bring them in now. On a County application filed in 2026 or later, replacement glass on a lot that falls in a Fire Hazard Severity Zone follows the wildfire rules, the HOA reviews the look, and installing them while trim and stucco are already being disturbed saves doing that twice. Window replacement in Stevenson Ranch has its own page with the details.

Should the roof be part of a renovation in a Very High zone?

Only if it needs replacing, and if it does, plan it with the rest. Class A roofing is on the County's list of construction notes for fire hazard zones, and a reroof is exterior work the HOA reviews. Doing it while the house is already scheduled for exterior trades keeps the committee submittal to one package.

Does a house this young have a permit history worth pulling?

Yes. The original house went up under County permits, so the question is what changed later: an enclosed patio, a finished garage, a moved wall, a new circuit. Work done without a permit is far cheaper to find during planning than at an inspection, when it can hold up the whole job.

Our lot sits low near Pico Canyon. Does liquefaction mapping affect an interior renovation?

Not an interior one. It matters when the scope reaches the foundation, such as new footings under a removed bearing wall, because the State mapped a liquefaction zone across the western end and tributary canyons of Pico Canyon.

Is a Significant Ecological Area going to slow my renovation?

Unlikely for a home inside the tracts. The County's Significant Ecological Area map does not take in the Stevenson Ranch tract streets, though a lot on the hills at the community's edge is worth a lookup.

I am in a sub-association such as Treana or The Arts. What do I check first?

Who manages it and what its documents say about exterior changes. Treana lists FirstService Residential, the same company as the master HOA, while The Arts lists National Property Management. An attached home can carry rules on shared walls and roofs that a detached one never sees, so read those before a design is final.

Do the Sage Fire and the Max Fire change what I choose for the exterior?

They are a local reason to take ember exposure seriously. The Sage Fire started off Calgrove Blvd, and the more recent Max Fire started inside the community, southeast of where Pico Canyon meets Stevenson Ranch Parkway. Vents, eaves, windows and the materials close to the ground are where embers find a house, so those are the renovation choices that deserve the most thought.

How does a whole house renovation get sequenced on a County permit?

Demolition and structure first, then rough electrical, plumbing and mechanical, then the County inspection booked through EPIC-LA, then insulation and drywall, then cabinets, tile, flooring and paint. Skipping ahead to show progress means paying twice for the same wall.

Who deals with the County, the HOA and the trades?

One point of contact. The permit, the committee submittal and every trade on site run through the same person, so you never carry a message between two of them.

What does a Stevenson Ranch renovation quote include?

A walk of the whole house, not just the rooms you want to change: panel, plumbing, attic, framing, exterior. A parcel check for the fire hazard class, the zone and any mapped landslide or liquefaction area. A list of what the HOA will need to see. Then a written scope with systems, structure and finishes priced as separate lines, and a fixed total before anything comes apart.
