Where we work

General contractor in Westlake Village

Westlake Village is a small city on the Los Angeles County side of the Ventura County line, built mostly in the 1960s and 1970s and barely added to since. It does not run its own building department. Instead it contracts with Los Angeles County, so plans and permits move through County systems while planning stays with the City. That split is the first thing to understand about a project here. This page explains what it means for records, plan check and the fire map.

What we handle

Our services in Westlake Village

From a single room to a whole home, these are the services we bring to Westlake Village. We build with our own crews and bring in licensed specialists where the job calls for them, all on one schedule with one point of contact, so a project stays coordinated from the first walk to the final walkthrough.

Local conditions

General contracting in Westlake Village

A city built in the 1960s and 1970s

Westlake Village holds about 3,100 homes, with a median year built of 1975 and the 1960s the largest decade. About 61 percent predate 1980, and fewer than three percent went up in 2000 or later. About 71 percent are detached houses, and about 81 percent are owner occupied. Source: US Census Bureau, ACS 2024 5-year, table B25034, Westlake Village city

With almost no new building, most projects are updates to houses that are around fifty years old. Kitchens, baths and original windows tend to come due together, and many owners plan them as one project to save on repeat permits and repeat disruption. Older electrical panels often join that list once the walls are open. Source: US Census Bureau, ACS 2024 5-year, table B25034, Westlake Village city

Many of these houses have had one earlier remodel already. Knowing when it happened, and whether it was permitted, is part of the first conversation. The answer shapes how much of the house needs to be opened before a price is fixed.

County building services by contract

The City contracts with Los Angeles County for building and safety. The County office that serves it is at 27001 Agoura Road, Suite 250, in Calabasas, most business can be done online, and plan check moved to the County's EPIC-LA system on April 1, 2024. Virtual appointments with a plan check engineer are available. Source: City of Westlake Village, Building and Safety

The County is also the custodian of building records, so copies of old permits and certificates of occupancy come from the County office, not City Hall. We pull that history before planning any work that touches an earlier addition, because an unpermitted room found at plan check can hold up the whole job.

If your house has had an addition, a converted garage or a new patio cover over the years, tell us. Those are the records we request from the County first.

A fire map that changes street by street

On CAL FIRE's 2025 map, the Westlake Village points we checked split three ways. Oak Crest Drive, Agoura Road and Via Colinas come back Very High, points on Agoura Road and Lindero Canyon Road come back High, and Village Center Road, Watergate and Lakeview Canyon Road sit outside the wildland classes.

So one street can need materials built to the wildfire standard while the next may not. None of the points we checked falls in a state liquefaction zone, which keeps foundation questions simpler. For any exterior project, we look up the class for the exact address first and let it set the material list.

Defensible space matters on the Very High streets. Plants and stored materials near the walls are part of the plan for any exterior work there. On the streets outside the wildland classes, the material list can follow the ordinary code, and the estimate says which case applies.

Where a Westlake Village project starts

The first visit covers the house, its permit history and the fire class. Because records sit with the County, we allow for that request up front, not halfway through, and the County's online system lets the plan check start without a trip to the counter.

Common first projects are a kitchen remodel, a bath, or exterior painting timed with any window work the fire class calls for, so fresh paint is not cut into later. The whole scope and price go in writing before any work begins.

Because plan check runs online through EPIC-LA, the schedule tends to hinge on design decisions and the drawings themselves more than on a trip to the counter.
