Where we work

General contractor in Thousand Oaks

Thousand Oaks is the biggest city on this site outside Santa Clarita, across the county line in Ventura County. The 1970s are its biggest building decade, it runs its own Building Division, and its tree rules cover more than oaks. A Thousand Oaks mailing address does not always mean the City of Thousand Oaks, which is worth checking first, because the permit counter follows the parcel and not the envelope. This page covers the housing, the tree rules, the permit question and the fire map.

Ventura County's big suburb

Thousand Oaks holds about 48,000 homes, with a median year built of 1978 and the 1970s the largest decade. About 57 percent predate 1980, and about 66 percent are detached houses. Roughly 71 percent are owner occupied, and about 13 percent of homes went up in 2000 or later. Source: US Census Bureau, ACS 2024 5-year, table B25034, Thousand Oaks city

A house from the 1970s is due for a full round of updates, and many owners do them together to share one permit and one period of disruption. Kitchens, baths, flooring and windows are the common starting points. Behind them, original supply lines and electrical panels often need attention, and we look for that on the first visit.

Street and neighborhood names repeat across the Conejo Valley, so we work from the full address and the parcel record, not a place name, when we set up the permit.

Oaks and landmark trees

The City protects oak trees of every species, and it also names landmark trees, including larger California sycamores, black walnuts, bay laurels and toyon. Building or grading near a protected tree's canopy needs an Oak or Landmark Tree Permit, and removing a dead or hazardous oak starts with its own application.

The landmark tree ordinance does not apply to single family properties of less than two acres, but the oak rules still do. A deck or patio under an oak canopy is planned around that permit from the start, with footings placed where the roots allow and the permit in hand before digging. The City's Community Development Department takes questions about oak permits before an application, which is a good first step if a tree stands near the work. A dead or hazardous oak has its own application type, separate from a healthy tree near construction.

City or county, check the address

Thousand Oaks has its own Building Division, and issued permits are picked up from the City. A test address on Camino Dos Rios with a Thousand Oaks mailing name, though, geocodes outside any incorporated city, which would send its permit to Ventura County instead of the City.

The mailing name is not the jurisdiction. We confirm which agency reviews the parcel before drawings start, because the forms, the fees, the tree rules and the review itself all change with it. Getting that right on day one is cheaper than finding out at the wrong counter.

Send the address before the first visit, and we check the county parcel data to confirm whether the lot is inside the City before any drawing starts.

A fire class that changes across town

On CAL FIRE's 2025 map, the central Thousand Oaks points we checked vary. A point on Thousand Oaks Boulevard is High, points on Moorpark Road and Pleasant Way are Moderate, and four others sit outside the wildland classes. None fell in a state liquefaction zone.

Homes closer to open space can sit in higher classes, so we look up the address before pricing any exterior. Replacement windows and vents are where the difference usually shows up, and the scope is written after that check, with the class noted on it so the choice of glass is never a surprise.

Defensible space around the house belongs in the same conversation, since planting and fencing near the walls are part of any exterior plan. Fees can be paid online once the permit is ready, and pickup at the Building Division goes on the schedule.
